ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Pine Neck, near
the Village of Southold, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point (marked by a monument) which said point of beginning is
also the following four (4) courses and distances from the point of
intersection of the easterly line of Oaklawn Avenue and the northerly line
of Pine Neck Road;
1) RUNNING northerly along the said easterly line of Oaklawn Avenue a
distance of 231 feet to the southerly line of a private road;
2) RUNNING THENCE along the said southerly line of the said private
road North 83 degrees 34 minutes 40 seconds East 117 . 11 feet;
3) RUNNING THENCE still along the said southerly line of said private
