seconds West 150.06 feet; thence (2) North 64 degrees 03 minutes
10 seconds West 13.28 feet; thence South 35 degrees 56 minutes 50
seconds West 25 feet from a point on the southerly line of Main Bay
View Road 548.66 feet easterly along said southerly line from the
TAX MAP northwesterly corner of land now or formerly of Daniel T. Smith and
DESIGNATION Margaret E. Smith and the northeasterly corner of land of Zebroski;
Dist. 1000 from said point of beginning running along said land of Clemens,
South 25 degrees 56 minutes 50 seconds West 266. 04 feet to the
S' 087 northeasterly line of a 50-foot right of way; thence along said
northeasterly line two courses as follows: (1) North 15 degrees 12
aik. 05 minutes 10 seconds West 88. 91 feet; thence (2) North 38 degrees 23
minutes 00 seconds West 60 .0 feet; thence along land now or formerly
I.ot(s): 015 of Daniel T. Smith and Margaret E. Smith North 26 degrees 52 minutes
50 seconds East 173.33 feet to said land of Reynolds; thence along
said land of Reynolds South 64 degrees 03 minutes 10 seconds Fast
110 . 0 feet to the point or place of BEGINNING.
TOGETHER with right of way over said 50 foot right of way from the
southerly corner of the premises northwesterly about 400 feet then
northeasterly about JQ�5 feet to Main Bay View Road.
TOGETHER with Right, Title and Interest of the party of the first
part in a right of way in common with others 30 feet in width
running from Main Bay View Road to Corey Creek, and further described
as follows:
The easterly line begins at a concrete monument on the southerly side
of Main Bay View Road the northwesterly corner of land formerly of
Anderson and now of Greene; running thence along said land of Greene
and other land now or formerly of Daniel T. Smith and Margaret E.
Smith two courses and distances as follows:
(1) South 25 degrees 56 minutes 50 seconds West 698.13 feet;
thence (2) South 37 degrees 04 mintues 50 seconds West 200 .00
feet more of less to Corey Creek. The westerly line being 30
feet westerly thereof as measured at right angles to said
easterly line.
TOGETHER with Right, Title and Interest of the party of the
first part in a right of way 30 feet in width, running from
the above described 30 foot right of way northwesterly to
the above described 50 foot right of way.
BEING the same premises conveyed to the party of the first
part by deed dated July 6, 1966 and recorded in the Office
of the Clerk of Suffolk County July 11 , 1966 at Liber 5989
page 591 of conveyances.
PREMISES known as 705 Koke Drive, Southold, New York.
BEING PART of the same premises conveyed from Eugene J.
McPartland and Helen A. McPartland to Kathryn Mara Silver
and Michael McPartland Silver by deed dated April 18 , 1996
and recorded on January 16 , 1997 in the Suffolk County
Clerk' s Office in Liber 11811 , page 570 of conveyances.
