Map No. 8037 , said lot being more particularly bounded and described

BEGINNING at a point on the northerly side of Long Creek Drive
distant 1055 . 33 feet northeasterly from the corner formed by the
intersection of the northerly side of Long Creek Drive and the
northeasterly side of. Laurel Avenue ;
RUNNING THENCE from said point of beginning along the division
line between Lot 2 and Lot 3 , North 13 degrees 38 minutes 10 seconds
West 408 . 1.4 feet;
THENCE along Arshamomague Pond the following two (2) courses
and distances :
( 1) North 71 degrees 52 minutes 36 seconds East 37 . 91 feet;
(2) South 75 degrees 51 minutes 02 seconds East 123 . 45 feet;
THENCE along the division line between Lot 2 and Lot 1, South
14 degrees 21 minutes 10 seconds East, 338 . 44 feet to a point on the
northerly side of Long Creek Drive ;
THENCE along the northerly side of Long Creek Drive, South
70 degrees 38 minutes 50 seconds West, 152 . 00 feet to the point or
place of BEGINNING.
Premises known as 2565 Long Creek Drive, Southold, New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to ally streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
