MARGERY S. PRELLWITZ, residing at 572 Briarcliff Road, Pittsburgh,
Pennsylvania 15221, as to a 41.33% interest, as tenants—in—common
without right of survivorship,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets an
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenance
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND T(
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns o
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anythin,
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party o
the first part will receive the consideration for this conveyance and will hold the right to receive such consid

ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Indian Neck, near Peconic, Town of 'Southold, County of
Suffolk, State of New York, bounded and described as follows:
BEGINNING at a point located South 23 degrees 44 minutes 30
seconds East 295.0 feet from a concrete monument located on the
South side of Indian Neck Road which concrete monument is located
at the Northeasterly division line of land now or formerly of
Cukor and the Northwesterly corner of other lands of Prellwitz;
from said point of beginning running thence South 86 degrees 47
minutes 10 seconds East 412. 32 feet to a point and land of
Dawson;
RUNNING THENCE along land of Dawson South 25 degrees 55 minutes
30 seconds East 524.29 feet to Peconic Bay;
RUNNING THENCE along Peconic Bay South 63 degrees 43 minutes 40
seconds West 277.78 feet to land now or formerly of Fischer;
THENCE North 26 degrees 42 minutes 30 seconds West 193 . 12 feet to
a concrete monument.
THENCE North 23 degrees 44 minutes 30 seconds West 196.0 feet to
a concrete monument.
THENCE South 77 degrees 53 minutes 20 seconds West 102 . 10 feet to
land of Cukor;
THENCE North 23 degrees 44 minutes 30 seconds West 313. 63 feet to
the point or place of BEGINNING.
TOGETHER with a right-of-way (25 feet wide) for ingress and
ingress and utility service to Indian Neck Road. The center line
of which is the division line between the Easterly side of other
premises of Prellwitz designated as Lot Number 4 on a Minor
Subdivision known as High House Woods approved by the Southold
Town Planning Board on August 20, 1980 as mapped by Roderick Van
Tuyl, Licensed Land Surveyor and the westerly side of land now or
formerly of Richardson designated as parcel number 3 on said
Minor Subdivision map with 12 1/2 feet of said right-of-way
located on the Prellwitz parcel and 121/2 feet located on the
Richardson parcel.
The subject premises is described as parcel Number i on the Minor
Subdivision known as High House Woods referred to above.
Subject to Covenants, Easements and Restrictions of record.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated February 5, 1988 and recorded at
the office of the Clerk of the County of Suffolk on March 1, 1988
in Liber 10551 of conveyances at Page 461.
