Just J.M.O Environmental Consulting Services PO Box 447 Quogue, NY 11959-0447 RE: KEVIN & DEBRA GEIGER 2350 BEEBE DRIVE, CUTCHOGUE SCTM# 103-3-10 Dear Mr. Just: The Southold Town Board of Trustees reviewed the survey dated June 2012, and determined the proposed first floor addition over concrete patio, construct a screened porch over an existing concrete patio and wood deck, construct a covered patio over an existing concrete patio and wood deck, and new open patio with steps is out of the Wetland jurisdiction under Chapter 275 of the Town Wetland Code and Chapter 111 of the Town Code. Therefore, in accordance with the current Wetlands Code (Chapter 275) and the Coastal Erosion Hazard Area (Chapter 111) no permit is required. Please be advised, however, that no construction, sedimentation, or disturbance of any kind may take place seaward of the tidal and/or freshwater wetlands jurisdictional boundary or seaward of the coastal erosion hazard area as indicated above, or within 100' landward from the top of the bluff, without further authorization from the Southold Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town Code. It is your responsibility to ensure that all necessary precautions are taken to prevent any sedimentation or other alteration or disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which may result from your project. Such precautions may include maintaining adequate work area between the tidal wetland jurisdictional boundary and the coastal erosion hazard area and your project or erecting a temporary fence, barrier, or hay bale berm. The applicants are proposing to construct a first floor addition (460 sf) over an existing concrete patio, to constmct a screened porch (240 sf) over an existing concrete patio and wood deck, to construct a covered patio (180 sf) over an existing concrete patio and wood deck and to construct an open patio with steps (415 sf). All of the propsed construction activity would take place approximately 119' landward of the tidal wetlands line. For your review I have enclosed a recent survey of the property which depicts the proposed activities which was prepared by Nathan Taft Corwin III, L.S.
