the second part, does hereby grant and release unto the parly of the second pan, the heirs or successors and assigns of the party of
the second pan forever,
ALL that certain plot, piece or parcel of land, wilh the buildings and improvements thereon erected, situate, lying and being in the
Village of Greenport Town of Southold County of Suffolk State of New York bounded and
described as follows:
Beginning at the corner formed by the intersection of the southerly side of Bay Avenue with the
easterly side of Carpenter Street; Running thence along the southerly side of Bay Avenue north 74
degrees 15 minutes 50 seconds east 61.92 feet to land now or formerly of Maria Smith; Thence
along said last mentioned land south 13 degrees 54 minutes 50 seconds east 162.36 feet to land now
or formerly of Barstow; Thence along said last mentioned land south 82 degrees 29 minutes 00
seconds west 31.49 feet to the land now or formerly of the Village of Greenport; Thence along said
last mentioned land and land now or formerly of Creighton north 15 degrees 35 minutes 10
seconds west 65.77 feet; Thence still along said land now or formerly of Creighton south 80
degrees 08 minutes 40 seconds west 39.61 feet to the easterly side of Carpenter Street; Thence
along the easterly side of Carpenter Street north 06 degrees 55 minutes 10 seconds west 89.00 feet
to the corner at the point or place of Beginning.
Being and intended to be the same premises conveyed to grantor by deed dated December 12,
2008 and recorded December 23, 2008 at the Office of the Suffolk County Clerk in liber 12575
page 740.
TOGETHER with all right, title and interest, if any, of the party of the first part ill and to any slreets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the eslate and righls of lhe party of ~he
first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that thc party of the first pan will recei ye
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and wilt apply the same firsl to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and
has good right to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are
free from incumbrances, except as aforesaid; that the party of the first part will execute or procure any further necessary assurance
of the title to said premises; and '~hat said party of the first part will forever warrant thc title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
