'[HIS INDENTURE, made the 19th day of June, Two Thousand Twelve
BETWEEN
HUGH PRESTWOOD and JUDY AHRENS, husband and wife, residing at 519 First Street,
Greenport, New York 11944
party of the first part, and
ROSELLE BORRELL[, residing at 470 Moores Lane N., Greenport, New York 11944
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Incorporated Village of Greenport, Town of Southold,
County of Suffolk and State of New York, known and designated as Lots 117, 118, and part of
Lots 133 and 134, as shown on a certain map entitled "The Estate of Beebe in Greenport
Village," filed in the Office of the Clerk of Suffolk County on August t0, 1838 as Map No. 9,
said lots and parts of lots when taken together are more particularly bounded and described as
follows:
BEGINNING on the westerly side/line of First Street distant 155.73 feet northerly from the
comer formed by the intersection of the northerly side/line of Center Street with the westerly
side/line of First Street, said point of beginning being where the division line between the
premises described herein and land now or formerly of S. Boyd intersects the westerly side/line
of First Street;
RUNNING THENCE from said point of beginning along land now or formerly of S. Boyd and
along land now or formerly of T & D Finne, South 83 degrees 16 minutes 20 seconds West,
172.58 feet to a point;
THENCE through Lots 134 and 133, North 06 degrees 47 minutes 00 seconds West, t00.45 feet
to a point;
THENCE along land now or formerly of Thomas Monsell Revocable Trust, North 83 degrees 15
minutes 50 seconds East, 172.53 feet to a point on the westerly side/line of First Street;
THENCE along the westerly side/line of First Street, South 06 degrees 48 minutes 40 seconds
East, 100.47 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated December 20, 1984, and recorded January 8, 1985, in the Office of the Suffolk
County Clerk in Liber 9711, Page 156.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
