WITH COVENANT AGAINST GRANTOR'S ACTS
THIS INDENTURE, made May/___~_, 2012 between
SYRACUSE UNIVERSITY, a New York educational corporation with its
principal office at Real Estate Office, Skytop Office Building, Syracuse, New
York 13244-5300,

RAYMOND C. CASTRONOVO, residing at 12 McDermott Avenue, Riverhead,
New York I 1901,
grantee,
WITNESSETH, that the grantor, in consideration of ONE AND 00/100 DOLLAR
($1.00), lawful .morley of the United States, and other good and valuable consideration paid by
grantee, hereby grants and releases unto the grantee, the heirs, successors and assigns of grantee
forever,
ALL THAT TRACT OR PARCEL OF LAND, being more particularly described on
Schedule A., attached to, incorporated in, and made a part of this instrument.
TOGETHER WITH all right, title and interest of the grantor, if any, in and to the
highway, and all gores and strips of land, easements, rights and rights of way, adjacent to or used
in connection with the premises.
SUBJECT TO easements, covenants and restrictions of record.
BEING the same premises described in a deed made by Martin Zeiner, as Executor
u/1/w/t Lewis H. Hecker, deceased, to Syracuse University dated January 31, 2012 and to be
recorded in the Suffolk County Clerk's Office.
GETHER with the appurtenances and all the estate and rights of grantor in and to the
premises and together with all right, title, and interest of grantor, if any, in and to the highways
and all gores and strips of land, easements, rights and rights of way appurtenant to or used in
connection with the premises.
THIS conveyance is subject to:
Any and all right, title and interest the public may have in and to the public highways
running through or adjacent to the premises;
Any and all easements, covenants and restrictions of record.

TO HAVE AND TO HOLD the premises herein granted unto the grantee, the heirs,
successors and assigns of the grantee forever.
AND the grantor covenants that the grantor has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
· AND grantor, in compliance with Section 13 of the Lien Law, covenants that grantor will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
This sale does not constitute all or substantially all of the assets of the Grantor.
The words "Grantor" and "Grantee" shall be construed to read in the plural whenever the
sense of this deed so requires.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon,
erected, situate, lying and being located in the Town of Southold, County of Suffolk and State of
New York, known and designated as and by the lot Number Eight (8) on a certain map entitled
"Map of Subdivision of Lots Nos. 52 and 53, Laurel Park, and other property of Ravatone Realty
Corporation", Laurel, Southold, Long Island, New York, Daniel R. Young, P. E. and L. S.,
Riverhead, L.I., dated September 20, 1930, which said map was filed in the office of the Clerk of
the County of Suffolk on December 2nd, 1930 as and by the Map No. 212.
TOGETHER with all the right, title and interest of the party of the first part of, in and to that
portion of the road shown on said map in front of and adjacent to said premises, subject to the
right of other owners on said map to pass over and use the same.
SUBJECT to covenants and restrictions contained in deeds of record affecting other lots on said
map.
SUBJECT to rights of way in favor of others to pass upon and over South Oakwood Drive and
other streets shown on said map to the public highway.'
Being and intended to be the same premises as described in deed made by George Heffeman

Young, P. E. and L. S., Riverhead, L.I., dated September 20, 1930, which said map was filed in
the Office of the Clerk of the County of Suffolk on December 2ha, 1930 as and by the Map No.
212, bounded and described as follows:
BEGINNING at a point on the easterly side of North Oakwood Road at the division line between
Lots 7 and 8 on the above mentioned map;
