WITNESSETH, that the party of the first part, to whom letters testamentary were issued by the Surrogate's
Court of the State of New York for the County of New York on April 6, 201 l, and by virtue of the power and authority
given in and by said last will and testament, in consideration often Dollars and No Cents ($10.00), lawful money of
the United States, paid by the party of the second part, does hereby grant and release unto the party of the second part,
the successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being located in the Town of Southold, County of Suffolk, State of New York, more particularly described in
Schedule A attached hereto and made a part hereof, being and intended to be the same premises conveyed to the party
of the first part by deed dated September 18, 1985 and recorded on October 23, 1985 in Liber 9899 Page 487;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and also all the estate which said decedent had at the time ofdecedent's
death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose
of, whether individually, or by virtue of said will or otherwise;
SUBJECT TO any and all liens, encumbrances, mortgages, claims, debts, taxes, judgments of any Mnd or
nature of record against the premises, any and ail objections to title, if any, and in "as is" condition;
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatsoever, except as aforesaid;
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.

SCHEDULE A
All that certain plot, piece or parcel of land, with the buildings and improvements thereon,
erected, situate, lying and being located in the Town of Southold, County of Suffolk and State of
New York, known and designated as and by the lot Number Eight (8) on a certain map entitled "Map
of Subdivision of Lots Nos. 52 and 53, Laurel Park, and other property of Ravatone Realty
Corporation", Laurel, Southold, Long Island, New York, Daniel R. Young, P.E. and L.S., Riverhead,
L.I., dated September 20, 1930, which said map was filed in the office of the Clerk of the County
of Suffolk on December 2~d, 1930 as and by the Map No. 212.
TOGETHER with all the fight, title and interest of the party of the first part of, in and to that
portion of the road shown on said map in front of and adjacent to said premises, subject to the right
of other owners on said map to pass over and use the same.
TOGETHER with all the fight, title and interest of the grantor, if any, in and to the highway,
and all gores and strips of land, easements, rights and rights of way, adjacent to or used in connection
with the premises.
SUBJECT to covenants and restrictions contained in deeds of record affecting other lots on
said map.
SUBJECT to rights of way in favor of others to pass upon and over South Oakwood Drive
and other streets shown on said map to the public highway.
BEING the same premises conveyed to LEWIS H. HECKER by deed dated September 18,
