THIS INDENTURE, made the 25th day of June, 2012
BETWEEN
NEW SUFFOLK FISHING STATION, INC. a New York corporation having offices c/o Philip Loria,
800 Theresa Drive, Mattituck, New York 11952 and PHILIP LORIA, residing at 800 Theresa Drive,
Mattituck, New York 11952, party of the first part, and
NEW SUFFOLK FISHING STATION LLC, a New York limited liability company,
with offices at 900 First Street, New Suffolk, New York 11956, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and O0/lO0--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate,
lying and being in the Village of New Suffolk, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a concrete monument at the intersection of the southerly side of King Street with the
easterly side of First Street and;
RUNNING THENCE along the southerly side of King Street, South 82 degrees 53 minutes East 136.18
feet to a concrete monument placed in the average high water line of Peconic Bay;
THENCE South 07 degrees 50 minutes East, 32.20 feet to another concrete monument, the last
mentioned course running by and with Peconic Bay;
RUNNING THENCE along the land reputedly owned by Goldsmith and Tuthill, North 82 degrees 53
minutes West, 136.18 feet to a concrete monument place in the easterly side of First Street;
THENCE RUNNING along the easterly side of First Street, North 07 degrees 50 minutes East, 32.20 feet
to a concrete monument, the point or place of BEGINNING.
TOGETHER with all right, title and interest of the party of the first part of, in and to beach lying
immediately adjacent to said premises to the East, and land below high water mark of Peconic Bay and
under the water of Peconic Bay adjacent to said premises.
BEING AND INTENDED TO BE the same premises conveyed to New Suffolk Fishing Station, inc. by
deed dated 4/24/75 and recorded 5/23/75 in Liber 7844 page 377, and the same premises conveyed to
Philip Loria by deed dated 8/31/89 and recorded 9/18/89 in Liber 10931 page 367.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
