WlTNESSETH, that the party of the first part, in consideration ofTen Dollars ($10.00) and other
valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and a{.signs of the party of the second part forever,

RESERVING A LIFE ESTATE TO JOHN L. GARELLE, residing at 66 Norwood Road,
Northport, New York 11768 party of the first part, for as long as he shall live. The Grantor
hereby retains a Life Estate for him in the entire premises. The Grantor further agrees that he will
be solely responsible during his Life Estate for payment of maintenance, repairs, heating, utilities,
real estate taxes, insurance, and any and all expenses incidental to the maintenance of the subject
premises.
BEING and intended to be the same premises conveyed to party of tt~e first part by D~ed dated
December 27, 1996 and recorded on March 6, 1997 in Liber 11819 on page 385.
SAID PREMISES KNOWN AS 2400 Westphalia Road, Mattituck, New York 11952
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
qfthe second part, the heirs or successors and assigns &the party &the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the 'said
~remises have been encumbered in any way whatever, except as aforesaid.

receive the consideration for this conveyance and will.hold the right to receive such consideration as a trust fund to be

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at a point on the Northeast side of Westphalia Road which point is located

located on the Northeast side of Westphalia Road and the Southwesterly corner now or
formerly of Ruth L. Satterly Estate; from said point of Beginning running thence North
