northeasterly line from the Main Road from said point of beginning running along land now or formerly of
George Braun and Lillian Braun, North 43 degrees 40 minutes 30 seconds East, a distance of 168.86 feet
to land now or formerly of Orlowski;
THENCE along said land now or formerly of Orlowski, ~outh 31 degrees 25 minutes 30 seconds East, a
distance of 102.53 feet;
THENCE along other land now or formerly of George Braun and Lillian Braun, South 43 degrees 40
minutes 30 seconds West, a distance of 139.32 feet to said northeasterly line of Stillwater Avenue;
THENCE along said northeasterly line, two courses:
(1) North 54 degrees 08 minutes 40 seconds West, a distance of 61.30 feet;
(2) THENCE North 38 degrees 40 minutes 00 seconds West, a distance of 38,70 feet to the point of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
6/11/99, recorded 6/23/99 in Liber 11971 page 4 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in comptiance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any pad of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
