WlTNESSETH, that the party of the first part, in consideration often Dollars and other good and
valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being more particularly described in SCHEDULE A attached hereto and made a
part hereof.

Being and intended to be the same premises conveyed to the party of the first part by deed dated
1/8/70 and recorded in the Suffolk County Clerk's Office on 1/13/70, in Liber 6689, Page 198.
TOGETHER with all right, title and interest, if any, oftt~e party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties" when ever the sense of this indenture so requires.

erected, situate, lying and being at Southold, Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 13 on a certain map entitled "Map of West Creek Estates,
property of Ernest E. and Harold W. Wilsberg, situate at Southold, Suffolk County, New York" made by
Otto W. Vah Tuyl from surveys completed January 28, 1963, and filed in. the Suffolk County Clerk's
Office on August 19, 1963 as Map No. 3848 and bounded and described according to said map as
follows:
Beginning at a point on the southeasterly side of Glenn Road distant 1,084.10 feet easterly and
northeasterly along the southerly and southeasterly sides of Glenn Road, as the same curves, from th~
comer formed by the intersection of the southerly side of Glenn Road with the easterly side of Main
Bayview Road, said point of beginrdng being the intersection of the division line between lots 12 and 13
on the aforesaid map with the southeasterly side of Glenn Road;
RUNNiNG THENCE North 41 degrees 40 minutes 00 seconds east along the southeasterly side of Glenn
Road a distance of 100 feet to a point on the southeasterly side of Gleam Road, said point being the
intersection of the division line between lots 13 and 14 on the aforesaid map with southeasterly side of
Glenn Road;
THENCE South 16 degrees 15 minutes 40 seconds east along the division line between Lots 13 and 14
on the aforesaid map a distance-of 264.04 to a point;
THENCE South 14 degrees 48 minutes 40 seconds west a distance of 89.89 (File Map) 90.01 feet
(survey) to a point;
THENCE South 78 degrees 05 minutes 40 seconds west a distance of 79.88 feet to a point;
THENCE North 7 degrees 55 minutes 00 seconds west and along the division line between Lots 12 and
13 on the aforesaid map a distance of 284.99 feet to a point on the southeasterly side of Glenn Road, said
