WITNESSETH, that the party of the first part, in consideration of One Hundred Seventy Five
Thousand ($175,000.00) Dollars, and other valuable consideration paid by the party &the second part,
does hereby grant and release unto the party &the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated

heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs &the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part &the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party of the first part is seized of the said premises in fee simple, and has good
right to convey the same;
SECOND. That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises are free from encumbrances, except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary assurance
of the title to said premises;
FIFTH. That said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the North
of the Village of Southold, in the Town of Southold, County of Suffolk, and State
of New York, bounded and described as follows:
COMMENCING at a concrete monument set a the Southeasterly comer there of
and being the point of intersection formed by the Northerly line of North Road
with the Easterly line of lands of Joseph Droskoski and Helen Droskoski, his wife
and being distant 325.00 feet Westerly from the concrete monument set at the
Southeasterly corner of the lands of Samuel Davis and measure along the said

RUNNING THENCE in a general Northerly direction along the Easterly line of the

East a distance qf 100.01 feet to a point and which point is distant on a
continuation line of the last mentioned course 256.57 feet from a concrete
monument set on the Westerly line of lands of Samuel Davis;
RUNNING THENCE in a general Southerly direction and on a line parallel to the
Westerly line of the premises herein described and .an line perpendicular to the
Northerly line of North Road, a distance of 144.00 feet to the Northern line of the
North Road;
RUNNING THENCE in a general Westerly direction along the Northerly line of
