York, and lying near Horton's Point, so called, and bounded and described as follows:
BEGINNING at a point on the northerly side of (new) Sound View Avenue at a point which
forms the dividing line between the land of Richard C. Ado and Alfred H. Cosden;
RUNNING THENCE along Sound View Avenue South 73° 27' 30" West 130 feet to the land
now or formerly of the Estate of Joseph H. Marshall;
THENCE along the land of said Estate of Joseph H. Marshall North 11° 13' 50" West 275.31
feet;
THENCE South 82° 34' 30" West 141.08 feet to the land now or formerly of the Estate of
Joseph H. Marshall;
THENCE along the land of said Estate of Joseph H. Marshall North 17° 5' 30" West 514 feet
more or less, to the mean high water mark of Long Island Sound;
THENCE in a southeasterly direction along the mean high water mark of Long Island Sound a
distance of 335.42 feet more or less, to the land of Alfred H. Cosden;
THENCE RUNNING along the land of said Alfred H. Cosden South 13° 5' 30" East 370 feet
more or less, to a monument marking the dividing line between the land of said Alfred H.
Cosden and the land of Richard C. Addy;
THENCE South 11° 10' 30" East 287.72 feet to the point or place of BEGINNING.

BEING and intended to be the same premises conveyed to the grantor by deed dated February
24, 1981 and recorded in the Office of the Clerk of Suffolk County on April 9, 1981 in Liber
8986 at Page 23.
Said premises are commonly known by the street address of 17555 Soundview Avenue,
Southold, New York and the tax map designation of Section 51, Block 1, Lot 2.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the
day and year first above written.
