THIS INDENTURE, made the ~1'~ day of ~ ~/ two thousand and

between Veronika A. Conant, of 45 West 54th Street #7C, New York, New York 10019, as Executrix of
the Estate of Francis P. Conant, pursuant to the last will and testament of Francis P. Conant, late of 45
West 54th Street, New York, New York 10019, who died on January 29, 2011, and to whom letters
testamentary were issued by the New York Surrogate's Court, New York County (File No. 2011-862) on
March 15,2011,
party of the first part, and
Nora Conant, of 3955 Parkview Lane, Orient, New York 11957 and Oliver Conant, of 154 West 123rd
Street, New York, New York 10027, as tenants-in-common, each with an undivided 50% interest,
party of the second part:
WITNESSETH, that the party of the first part, by virtue of the power and authority to her given in
and by the said last will and testament, and in consideration of ten ($10.00) dollars, lawful money of the
United States, paid by the party of the second part, and other valuable consideration, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of the party of second
part forever,
ALL that certain plot, piece, place or parcel of land, with buildings and improvements thereon erected,
situate, lying and being near the Village of Greenport, in the Town of Southold, County of Suffolk, and the
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly line of a 49.5 foot private road, 165.0 feet northerly along said
easterly line from Manhasset Avenue, from said point of beginning running along said easterly line of said
49.5 foot private road, North 5 degrees 09 minutes 10 seconds West 100.0 feet to a monument and land
of Mastrosimone; thence along said land, North 84 degrees 50 minutes 50 seconds East 200 feet, more
or less, to a bulkhead at the ordinary high water mark of Gull Pond Inlet; thence southerly along said
bulkhead, being along said high watermark, 105 feet, more or less; thence along other land of the part of
the first part, South 84 degrees 50 minutes 50 seconds West 170 feet, more or less to the point of
beginning.
Together with a right of way over said 49.5 foot private road from the northwesterly corner of the premises
southerly about 265 feet to the point of beginning.
Together with all the right, title and interest, if any, of the party of the first part in and to the water and land
under the water of Gull Pond adjoining the above described premises.
SUBJECT to riparian rights of others in and to the continued flow of Gull Pond Inlet,
SUBJECT to any state of facts which an accurate survey would show, provided such state of facts do not
render the title unmarketable.

Subject to easements, covenants, restrictions, reservations and encumbrances, if any, contained
in former instruments of record, and any and ali modifications of said easements, covenants, restrictions,
reservations and encumbrances of record, which covenants and restrictions the party of the first part
represents are not violated by the existing building and uses.
Being and hereby intending to convey the same premises as conveyed to the party of the first
part by Deed dated December 22, 1987, and recorded in the Suffolk County Clerk's Office on January 13,
1988, in Liber/Reel 10526 at page 143,
Being improved by a one-family residence and being known as 870 Inlet Lane, Greenpoint, New
York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances, and also ali the estate which the said testator had at the
time of his decease in said premises, and also the estate therein, which the party of the first part has or
has power to convey or dispose of, whether individually, or by virtue of said will or otherwise.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that she has not done or suffered anything whereby the
said premises have been encumbered in any way whatever.
IN WITNESS WHEREOF, the party of the first part has hereunto set her hand and seal the day
and year first above written.
