interest, (hereinafter referred to as the "Grantor")
and
the Joint Revocable Agreement of Trust of Robert F. Hogan and Jean O. Hogan dated March 7,
2008, Robert F. Hogan and Jean O. Hogan, Trustees, residing at 501 Plush Mill Rd, Apt. 202,
Wallingford PA 19086 (hereinafter referred to as the "Grantee"), of the other part;
WHEREAS THIS TRANSFER IS A CONVEYANCE OF REAL PROPERTY WITHOUT
CONSIDERATION AND OTHERWISE THAN IN CONNECTION WITH A SALE AND
IS EXEMPT FROM REALTY TRANSFER TAX.
WITNESSETH, that the Grantor, in consideration of the sum of One Dollar ($1.00) lawful
money paid by the Grantee, does hereby release and grant unto the Granite and Grantee's heirs,
successors and assigns forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at East Marion, in the Town of Southold, County of
Suffolk, State of New York, which plot is known as and by the lots numbered one hundred two
(102) and one hundred three (103) as shown on a map entitled "Map of Section Two Gardener's
Bay Estates, situate at East Marion, Long Island", which map was filed in Suffolk County
Clerk's Office on September 23, 1927, under the number 275.
BEING and intended to be the same premises conveyed to the Grantor by Indenture dated July
7, 1997 and recorded at the Office of the Suffolk County Clerk in Liber 11840 PC

WHEREAS, under the Indenture Dated July 7, 1997 Jean O. Hogan reserved a Special Power of
Appointment, exercisable as often as she may choose, to change the remaindermen to or among
any one or more members of a class consisting of Jean O. Hogan's descendants, in any degree,
whether presently living or born hereafter, in such proportion and amounts, without regard to
equality, outright or in trust, as Jean O. Hogan may direct and appoint during her lifetime by a
properly written and acknowledged instrument, and recorded prior to death, making specific
reference to this power of appointment. Jean O. Hogan may not appoint herself, her estate, her
creditors or the creditors of her estate, under any circumstances, and
WHEREAS, by Exercise of Appointment dated i~tsr,.~ l~, 2012, and recorded with the Suffolk
County Clerk, simultaneously with this Deed, Jean O. Hogan exercised her special power of
appointment and changed the remaindermen to her daughter, Nancy H. Oetinger, outright.
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the Grantor in and to said premises herein granted
unto Grantee, and Grantee's heirs or successors and assigns forever; TO HAVE AND TO
HOLD the premises herein granted unto the Grantee and Grantee's heirs, successors and assigns
forever.
AND the Grantor covenant that the Grantor has not done or suffered anything whereby the said
premises has been encumbered in any way whatever, except as aforesaid.
IN WITNESS WHEREOFs the Jean O. Hogan and Robert F. Hogan, as to the life estate and
Nancy H.. Oetinger, as to the remainder interest, Grantors, have hereunto set their hands and seal
