WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beinginthe Town of Southold, County of Suffolk, State of New York,
bounded and described as set forth on the description attached
hereto as Schedule A.
This deed is being recorded for the purpose of including the following
language on the record as required by the Department of Environmental
Conservation :
Regulated freshwater wetlands associated with Great Pond are located
west of the properties of Richard Sansevere and his heirs, assigns
xMap or successors . This property is subject to the provisions of
.ignation Environmental Conservation Law (ECL) Article 24 , and the conduct
of regulated activities may occur only pursuant to ECL Article
24 if prior approval is given by the New York State Department
of Environmental Conservation (NYSDEC) or its successor( s ) . Regulated
activities include, but are not limited to clearing of vegetation;
59 application of chemicals ; excavation; grading and filling; and
erection of any structure( s ) .

TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be-applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.

ALL that certain plot,piece or parcel of land situate lying and being at Southold, in the Town of
Southold, County of Suffolk, State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly side of a private road which point is the following
two (2) courses and distances from the point where the northwesterly line of Sound View
Avenue is intersected by the southwesterly line of land now or formerly of Carl Reiter:
(1) South 42 degrees 15 minutes 10 seconds West 327.85 feet as measured along the
Northwesterly side of Sound View Avenue.
(2)North 40 degrees 1 I minutes 30 seconds West 160.74 feet as measured along the
southwesterly side of a private road.
RUNNING THENCE form said point of beginning south 67 degrees 52 minutes 50 seconds
West along land now or formerly of Catherine Smith 122.58 feet to the bulkheaded highwater
mark of Great Pond;
RUNNING THENCE along the bulkheaded highwater mark of Great Pond the following three
(3) courses and distances:
(1)North 24 degrees 45 minutes 51 seconds West 57.36 feet.
(2)North 67 degrees 59 minutes 52 seconds East 3.20 feet .
(3)North 23 degrees 22 minutes 03 seconds West 88.20 feet to the highwater mark as it
exists in a rock wall.
RUNNING THENCE along the highwater mark as it exists in a rock wall the following (2)
courses and distances:
(1) South 81 degrees 48 minutes 43 seconds west 12.36 feet
(2)North 48 degrees 08 minutes 14 seconds West 2.52 feet to land now or formerly of
Rudolph Bernstein and Edith Inge Bernstein
RUNNING THENCE North 85 degrees 58 minutes 30 seconds East along land now or formerly
of Rudolph Bernstein and Edith Inge Bernstein 132.82 feet to the southwesterly side of a private
road;
RUNNING THENCE along the southwesterly side of a private road the following two (2)
