WITNESSETH, that the party of the first part, in consideration of $800,000.00 dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party &the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being on Fishers Island in the Town of Southold, County of Suffolk and
State of New York, being bounded and described as follows:
Beginning at a point on the easterly side of Hedge Street at the southwesterly comer of
land now or formerly of Gilbert S. and Tracey W. Hanse;
Running thence North 77 degrees 01 minute 10 seconds East along last mentioned lands
and along land now or formerly of Peter B. and Daphne Schwab, 195.47 feet to a point on a
concrete retaining wall along the shore of West Harbor;
Thence southerly along the concrete retaining wall along the shore of West Harbor the
following 2 courses and distances:
1) South 08 degrees 04 minutes 56 seconds East, 19. I7 feet;
2) South 02 degrees 59 minutes 47 seconds East, 82.02 feet to land now or formerly of
John R. Hellier;
Thence South 85 degrees 55 minutes 08 seconds West along last mentioned lands, 161.92
feet to a point and land now or formerly of Angelo C. and Susan M. Renna;

BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first pan in
and to said premises,
TO HA VEAND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second pan forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first pan wilt receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost &the improvement before using any pan of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
