This t report is intended to identify Recognized Environmental Conditions (as defined in ASTM Standards on Environmental Site Assessments for Commercial Real Estate) on the subject property based on the four (4) basic components of a Full Phase I Environmental Site Assessment(ESA): records review, site reconnaissance, interviews and evaluation and reporting. The subject property lies in the Hamlet of Southold, Town of Southold, County of Suffolk, New York. The subject property is part of an overall 65.5 acre parcel of partially developed/wooded land. The property is located on the south side of North Road (CR 48), west of Chapel Lane. The property is more particularly described as Suffolk County Tax Map # 1000-44-04-5 and 1000-45-01-9. The subject property consists of approximately 55.5 acres of the 65.5 acre property. The 55.5 acre portion of the property which is the subject of this report consists of woodlands, wetlands and surface water. The ten (10) acre portion of the property which is not part of this report is located along the northern property boundary of Tax Lot 95. Currently, this area is occupied by a house with a detached garage and old barn, four (4) tennis courts and associated paved parking field and sanitary leaching field for the restaurant located across North Road. Several steel towers for overhead electric lines are located along the southern property boundary. Some minor debris was observed in the east central portion of the property that was accessible by an overgrown trail. No hazardous materials were observed in this debris. Due to the dense growth of briars and vegetation, and surface water, portions of the property could not be accessed for tvisual inspection. However, there was no evidence such as trails or disturbance, or information gained from aerial photographs and CLEARS Study review that would suggest unauthorized use, ' access or dumping in the in accessible areas. Historic and recent aerial photographs were reviewed to determine past uses of the property. Several old trucks and farming equipment were observed in the northwest portion of the property near the sanitary leaching field. These items appeared to have been present on the site for many years. No buildings or foundations were observed on remaining area of the subject property. An inspection of the property did not reveal any staining residue, odors or stressed vegetation. Several Federal, State and County documented regulated sites were noted in the vicinity of the subject property. Specifically, two (2) closed LUST and one(1) closed spill incident within one-half(0.5) mile of the subject property were identified. In conclusion, this assessment has revealed evidence of the following recognized environmental conditions in connection with the subject property, subject to the methodology and limitations of tthis report. 1. The old trucks and farm equipment located on the western portion of the property and the debris located in the east central portion of the property should be removed from the property. This property when it is all acquired it will run from the North Road to 25, from Chapel to Albertson. On the south side is where we have a very famous cottonwood forest, and according to the Nature Conservancy there is none on the east coast. There are a couple of little pieces on rivers in the State of New York, but Lawry refers to it as globally important. We have been working a few years on trying to obtain this property, and to keep that as a greenway in the Town of Southold, so we are quite delighted that the day is finally here.
