The Chairman read the legal notice of hearing, and the affidavit attesting to its publication in the official newspaper of the Town. THE CHAIRM_mi~: I am going to open the hearing to those w~shing to be heard in opposition to this subdivision. (There was no response-.) THE. CHAIRMAN: Hearing no one speaking in opposition to this subdivision known as Corey Creek-Estates in Southold, I will call on those wishing to be heard in favor of this. KURT~HAMBSCH: We are in favor of it. THE CHAIRMAN: At this time we will go .into some of the other discussion. KURT HAMBSCH: We spoke to Laughing Waters association. There isn't any way we can get together with them on the whole de~l. I don't think the channel that we intend to dredge will connect with the basin they intend to dredge. MR. UNKELBACKs OIt won,t hbck this entrance? KURT HAMBSCH: No. We are going to give the job to Mr. Latham. There was a lenghty discussion held on the dredging of the proposed canl. Also discussed was the feasibility of doing the dredging in conjunction with Laughing Waters Association. Mr. Hambsch stated that he understood that'Laughing Wate:s Association had only so much money appropriated and they weren't sure exactly what they weEe going to do. The costof leaching basins was briefly discussed. THE CHA~: If there is nothing further we will close the hearing at'this time. On motion by Mr. Unkelbach, seconded by Mr. Moisa, it was ~outh ~ork~Developmen~ Corp. ~ RESOLVED: WHEREAS/~e~ey~eek~Es~%es, nas petitione~ the Southold Town Planning Board forfinal approval of their plat known as'Corey'Creek Estates, at $outhold, New York, and W~E~R%S, The SUperintendent of Highways of the Town of Southoldhas inspected the map and approves the highway layout of the roads to be constructed, and his report is hereby accepted by the Planning Board, and ~, the park and irement is waived in view of the fact the subdivider Zorey"Creek Lane to the Town of Southold, 100 foot turnaround at Corey Creek, and~also that'immediately adjoining to it there is approximately one half acre of land for parkarea for residents, and, WHEREAS 'the signing of the final maps bythe Chairman of the Southold Town Planning Board is waived until such time'as a performance bond is posted for the roads~ and other improvements in the Subdivision, and siad bond is accepted the the' So~uthold Town Board, Southold Town Boardof Appeals -4- November 15, 1966 NOW THEREFORE, BE IT RESOLVED, that the subdivision to be known as-Corey Creek' Estates, at Southold, New York, consisting of 19.65 acres, owned and developed by'South Fork~ Development Corp, be approved; and BE IT FURTHER RESOLVED that the Chairman of the Southold Town' Planning Board be authorized to sign the final subdivision maps when said bond has been ~osted and accepted by the Southold Town Board. ThePla~ning Board took up a discussion on the application of Harold Reese, 855'Sunrise Highway, LYnbrook, New York, relative to a change of zone from "A" Res~ential and Agricultural D~istrict~to "B" Business District on certain real property situated at Southold, in theTown of~Southold, Suffolk~County, New York-, bounded and described as follows: Beginning at a point on the southerly line of the Main Road 145.82 feet westerly along said southerly lime from "Dolphin Drive", said point of beginnin~being the northwesterly corner of lot 14, as shown on "Map of~Southotd Shores", filed in the Suffolk'County"Clerk's Office, as map $3853; from said point-of beginning running along said lot 14, S. 13° 15' 00" E.-55.1i feet; thence along a proposed canalas shown on said map, two courses: (1) S. 76° 45' 00" W.- 40.0 feet; thence '(2) S. 13° 15' 00" E.- 700 feet, more or less, to ordinary high water mark'of peconic Bay; thence, westerly along said high water mark 250 feet, more or less, to land of Sledjeski; thence along said land of Sled~eski, N. 13° 15' 00" W.- 630 feet more or less, to said southerly line of the Main Road; thence along said southerly line, (1) N. 69° 0'7' 20" E.- 151.91 .feet; Southold Towm Planning Board -5- November 15~ 1966 thence (2) N. 51: 33' 20" E.- 154oQ1 feet to the pointof beginning, The Planning Board and Mr.~ Reese discussed the dredging of the proposed canal. Once again the Chairman suggested digging a alarger canal than proposed byMr. Reese. Mr. Reese s~ated that he planned to parallel the boats along the canal. The Chairman suggested digging a 70 foot canal. Mr. Reese felt'that a 50 footcanal was sufficient~for~what~he had in mind. F,urther discussion was held on the width and shape of the proposed canal.. Mr. Reese stated that he would very probably follow the Chairman's suggestions~ however~ the canal plans were not for the immediate future and that~at the present time all he wanted was the change of zone. On motion by Mr. Unkelbach~ seconded by Mr. Moisa, it was RESOAVED~hat the Southold Town Planning Board recommend favorably to the'Southold Town Board the change of zone from "A" Residential andAgricultural District to "B" Business District ~n the propertydescribed herein. This change of zone would be an extension of the-existing business zone in the immediate area. Vote of t~e Board: Ayes:- Mr. Wickham~ Mr. Moisa~ Mr. Grebe~ Fir. Unkelbach. The Southold Town'Planning Board received a letter from the Southold Town Board of Town Trustees asking the Planning Board's advi~e and consideration on the application of~Steve and-Daniel Mitacchione for dredging a canalleading to Broadwa~ters Cove. A copy of the application was attached to the letter, On motion by Mr, Moisa,~ seconded by Mr.~ Gr'ebe~ it-was RESOLVED that the Planning Board does not'approve the application,%of Steve and Daniel Mitacchione for dredging a canal leading to'Broadwaters Cove. This ~ould bring salt wa~er this area by deepening the natural drain. Itwill result in salt intrusion problems forthe homes in the immediate vicinity, In ad~ion~ this proposed canal woul? make it possible to sell nine lots of 12~500 square feet each. ~All of them on existing highway~ and each one of theme1 almost certain~ water p~oblems. In addition~ Southold ToWn Planning Board -6- November 15~ 1966 to this,, since all the lotE would be on Town Highway~ the owners would nothave to file a map nor get the approval of the Suffolk County Health Department.' The Planning Board has followed this application rather carefully. There is correspondence showing ~that Maiden Lane can be widened to a 50 footor160 foot road and dedicated to the Town. I~ view of the fact there has been several attempts in the past to bring Maiden Lane up to standard width, We feel that this package might be a real benefitto the Town.
