MINUTES
SOUTHOLD TOWN PLANNING BOARD
December 13, 1966
A regular meeting of the Southold Town Planning Board
was held at 7:30 P.M., Tuesday, December 13, 1966, at the
Town Office, Main Road, Southold, New York. This was an
informal meeting in view of the fact there was not a
quorume
There were present: Messrs: John Wickham~ Chairman;
Henry Moisa.
Absent: Mr. William Unkelbach - due to illness; Mr. Alfred
Grebe - due to poor flying conditions.
Also present: Fir. Rod Van Tuyl, Coneultant;'Mr. Howard
Terry, Building Inspector.
An informal discussion was held with the p~spective
purchasers of'the property of M.E* Goetschius and Others,1
located on the south side of a private road known~as Miller
Roard or Bungalow Road, Mattituck, New -fork. This area is
also known as Youngs Point. The p~ospective purchasers wish
to subdivide this propertywhichbas an area of about three
acres. Possible division of the property was discussed. The
Chairman advised the applicants to have a prelimina=y plan
drawn up. No formal action was ta~n on the matter.

The Planning Board received a preliminary plan for a sub-
division to be known as South Harbor Homes, atSouthold, owned
by Henry J. Smith. There are 23 lots shown on the preliminary
map, all of which are just about'minimum size. There was
a discussion held on the location of the wells for certain lots.
The Chairman advised~that'the applicant should check with the
Board of Health on this plan. The Chairman also'advised he
would like to see t~e lots a little larger and have a few less
lots. The Chairman further advised that any wells that were
to be located on the road way must show on the final map and
have the full approval of the Southold TownSuperintendent of
Highways.
The Planning Board received from the Town Board the
original application of Casbor,.Inc,Mattituck, New York,
relative to a change of zone from "A" Residential and
Agricultural.District~to "B" Business District-on certain
real propertysituated at Mattituck, in the ToWn of Southold~
Suffolk County, New York, and more particularly bounded and
described as follows:
BEG/~IN/~G at a concrete monument on the southeasterly"~ide
or'westphalia Avenue at the northwesterly corner of the premises
herein described; running thence along Westphalia Avenue two
courses and distances: (1) South 70° 00'~ East 116.10 feet to
a monument; (2) South 36° 234 40" East 125.00 fee~ to a monument
and Middle Road C.R. 27; running thence~southwesterly'along
Middle Road C.R. 27 on a curve to the right having a ~radius of
1799.86 feet a distance of 306.90 feet to land of Kaiser; running
thence along said land of Kaiser, North 67° 39' 30''~ West 205.85
feet to a monument at the southwesterly corner of the premises
herein described; running thence North 36° 47' 30" East 358.96
feet to the monume~ t at the point or place of beginning;
~ir. Franklyn'~and Richard Cron, Esq.~ were present
to ~ discuss the application. The Chairman advised that the
Planning Board has maintained that they want to keep County
Route 27 a high speed, limited access highway, The Chairman
also pointed out that there is a church within 500 feet of the
PrOPosed change of zone. The Chairman also advised Mr. Born
that the Planning Board would like a letter of intent stating
what will be done with the property if the 'change of zone
to business is granted. Mr.1 Cron pointed out that there are
many business areas in the immediate vicinity of the property
in question. The Chairman advised that the Planning Board
would look at'the site~d study it 'very carefully.

The Southold Town Planning Board received from the Town
Board the original petition of Ernest E. and Harold W. Wilsberg,
an~'Casbar~ Inc., Mattituck~ New York, relative to a change
of zone frbm "A" Residential and Agricultural District to"B"
Business District on certain real property situated at'Mattituck,
in the Town of Southold~ County of SUffolk~ State of New York,
and bounded and described as follows:

Fir. F~ank.!~a i~ and Richard Cron, Esq., were present
tod-iscus~~ %he application. Mr. Born~stated that the premises would
be use~ f~r a general office building. Mr. Kron~Explained the
layoutof the property and~pointed out the business areas in ~the
immediate vicinity of this ~roperty~ No action w~ taken on ~
the matter.
The Planning Board set 7:30 P.M., Tuesday, Decmmber 20, 1966,
at the'Town Office, Main Road, Southold, New York~ for a special
meeting to work on material for the Master Plan.
