notice of hearing, and affidavit attesting to its

MR~ MOISA: Is there'anyone present who wishes to
speak against this subdivision application?
MRS. FINGER:. I live in the Birch Hills area and my
objection concerns the road I noticed on the map. Is this
going to be opened up into a continueous road?
MR. MOISA: Upon dedication it would be.
MRS.' FINGER: If'this.road goes through thus is going
to be, nOthing but a speedway. We have been there since
August'and'We have had people .come through there atabominable
sp~ed ~-~ If this is open they can come down here and wiz in
and out. We have five children and when'there~are other
homes built there will be more children. Itwould bemore
desirable to keep them both dead-end roads.

MRS' MOISA: During severe weather conditions it is
easier for the snow removal equipment to carry out their
work if this road goes right through.
MRS. FINGER: Is it worth children's lives? I have seen
this happen before. If this road is opened up it will turn
into nothing but a speedway.
MR. VINCENT: I am building on this road, right' here.
That road goes nowhere. I don't see how it could become
a speedway.
MRS~ FINGER: They~can go right through Glen Court, and
no matter how much you call up the Town or the Police
Department, you can't stop them from speeding through there.
Right-now it's not going to be a problem, but what is going
to happen in years to come when it is built up?
MR. VINCENT: As far as Mr. Gendron and'myself are
concerned we don't care if they open Glen~Court or not.
MR.' GENDRON: It is up to the Highway"Superintendent.
MR.~ MOtSA: We are lead by what the Superintendentof
Highways approves as a read.
JOHN WICKHAM: Now, there are only two houses there, but
just wait until most of these lots are built upon. People
like you come in and say-"look, no snow plows, We have muddy
streets, and we pay highway taxes". ~11 of these subdivisions
must meet the specifications for Town dedication, then in
2 years, 5 years, 10 years or even 20 years, they can be
dedicated to the Town. Present company excepted of.course,
we have had developers who forget about'highways. We~have
to plan now,. before we approve these maps, for'highways
that will meet the specifications for dedicatien. This has
been policy and dictated by past experiencesl
MRS. FINGER: If these roads did not connect it would
null and voi~ the subdivision?
JOHNWICE~%24: The Town won't accept the-roads if they
don't connect and meet at grade level. We have been
through this. Your point is well taken.

MR~ MOwl~: The poeple who build here will probably
set'up an association. These people will govern whether
or not-the road will be dedicated.
MRS,' F/~NGER: Ifwe decided to form an association and
not'~urn them over to the Town,1 then that would stand?
MR. ~ISA: If you have a majority of the association
in your favor. If the people in Birch Hills feel that they
don't-want to dedicate the roads, they could block this off.
Is there anyone else who wants to say anSthing against
this subdivision?

MR. MOISA: Hearing none, we will ask for anyone that
is in favor of this subdivision.
GEORGE V/lqCENT: I am building a house adjoining lot
number one, and I have no ob3ection to 'the approving and
filing of'this layout. In fact I have a 15' foot-right
of way to Duck'Pond Road, which is of record.
MR. MOISA: Anyone else wish to be heard?
JA~ES OLSEN: Everything in there has been done according
to Mr.- Dean's requirements and'he is the one that brought
it up about connecting the roads and~at is why i~ is done
like that.
~There was a question as to whether or not-the'Planning
Board had received a letter approved'the general layout of
the highway.)
MR. MOISA: Anyone else wish to speak-.n this subdivision?
MRS. F~I/~GER: I have looked around this place quite a
bit. It seems to me this is all cliffy. What happens to
anyone that builds. They don't have much of a lot.
JAME~ OLSEN: There is alot'of area in those lots.
~S. FINGER: Would it help if I spo~- to Mr. Dean about
this?
MR. MOISA: You could write him a letter or you could
speak~to him.

havin~.its principal place of busines at'No. 120 Rockaway
Avenue, Rockville Centre, Nassau County~ New York, makes
this Declar-ation with respect to the property located at
East' Marion, Town of-Southold, SuffOlk-County, New York,
shown-on the map prepared by'Otto W. Van Tuyl &-Son~ which
is entitled, 'Section 3, Gardiner's Bay"Estates', which is
to be filed in'the ~ffce of-the'Clerk of Suffolk'County;

THE CHAIRMAN: Is there anyone present-who wishes
to speak for this subdivisionapplication?
~There was no response.)
THE CHAIRMAN: We will adjourn this hearing until the
Superintendent of Highways is present later-in the
evening.
(The Board briefly discussed accepting a bond of
$500.00 for the removal of the ~idewalk, etc. from the
road bed. This will be discussed with Mr. Deanl)
Mrs. Mary Getoff appeared before the Board in regard
to d/viding and selling propertylocated on,Watervirew
Drive, Southold. MrS. Getoff wishes to sell off property and
reserve 50 feet for their own use as a road. -She was advised-
that She many not sell off property leaving a strip of
land'w£th only'S0 feet fmontage. The'Chairman advised
thatshe could sell the entire parcel and retain an easement
for the 50 feet she desires to use~or a road. M_rs. Getoff
stated that her~husband, sees patiences at their home and
they need to have goodroads leading into the property. A
lenghty discussion was held on the possibilities for
retaining this 50 feet for~road purposes. Mrs. Getoffwaa
advised she could file for a minor subdivision'on this
and was so advised of the procedure for doing so.
Mrs. Getoff also has property on'Cedar Avenue she
would like to divide up. -Again she was advised this ~Quld
be handled-as a minor subdivision up to five lotsand that
the~hole thing should be done at one time. Mrs. Getoff was
also advised that all lots in a minor subdivision must have
20,000 Square feet and at least 100 feet frontage.
Firs. Beatrice Wasson Fectig appeared before the Planning
Board in regard to her subdivision "Rollingwood Estaees",
located at,Laurel. The last time M_rs. Fectig had appeared
on, this was in 1963 and she stated at that time she was
not going to do anything with the rest of the subdivision
until she ~old the lots on the road. Mrs. Fectig was
advised that she could file this as a minor subdivision,
however, all lots must have at least 100 foot frontage, and
must have at least 20,000 square feet of area. Therefore
she would need to have a new subdivision map made of the
proper~ Mrs. Fectig was also advised that if she wished

Raymond Dean advised the Planning Board'he wouldwrite
a letter approving the general layout~of the roads at
Vista Bluff, subsect to Glen Court meeting and connecting
at grade level with Glen Courtin Birch Hills.
The PlanningBoard again took up ~e matter of Minor
Subdivision No. 1, WilliamB. May, Jr., Fishers Island,
New York. The Planning Board advised Mr. Dean theywculd
need a letter approving the general layout of the road.
-Mr. Dean stated he would have no objection to Mr. May
posting a bond in the amount of'$500.00 for the removal
of sidewalks, foundation, curbing; etc., from the bounds
of the highway known as Reservoir'Road,
On motion by-Mr.. Grebe, seconded by'Mr. Moisa, it was
RESOLVED that~the Southold Town Planning Board
recommend to ~he Southold Town Board'an estimated
performance bond in the amount-of $500.00 for the
removal ofthe foundation, curbing, and sidewalk in
the road known as Reservoir~Road, located'on Fishers
Island, New York, on'the property of William~B. May
Jr.,

The-Planning Board discussed with Mr. Dean the dedication
~of Beebe'Drive-Extension atrEastLCutchogue, New York. Both
the Planning Board and Mr. Dean.agreed'they wanted the strip
shown as reserved for highway to be included in the present
dedication of~Beebe'Drive Extension .
Mr. Van Tuyl presented finalmaps for Laughing Water,
Section II, at-Bayview, Southold, New Yo~, owned and
developed by'~enry J. Smith. Mr. VanLTuyl thought at'this
time a date could be set for a public h~aring.. The Planning
Board insisted that they applicant presentto the Board a
copyof the-contract with the Greenport~Village Water
Company for-the 'installation of water mains to this sub-
division, The' planning Board must have this'documentbefore
setting a final date for'a hearing.

John Wickhamreported that he had spoke withRobert
Jonas, Soil Conservationist, and Mr. Jonas'stated that
he had been able to arrange to have all of the Town of
Southold's soil mapping donewithin~the year.
The nextregular meeting of the'Southold Town Planning
Board will be held at 7:30 P~'M~~, Tuesday, March 19, 1968~
at the Town Office, Main Road,, Southold, New York.
On motion by-M_r. Grebe, seconded~by'Mr. Moisa, it was
RESOLVED: WHEREAS, Rene Gendron has petitionedthe
SoutholdTown Planning Board for final approval of his
plat known'as "Vista Bluff~ at~-Cutchogue, N.' ¥.~ and
WP~REAS, the Superintendent of Highways has stated
that he will Write a letter'to the Planning Board approving
the ~heral ~ayout~of t~e highways, subje~to Glen Court
in VistaBluff, meeting and connecting at grade level~ith
and this statement-is accepted
WHEREAS, The-Southold Town Board has accepted a Bank
Deposit~Book of'Southold Savings Ba.nk~presented to Super-
visor~Lester M. Albertson , contain~posits of'$7,000.00
for the completion of the roads and other improvements in
the subdivision,
NOW'THEREFORE BE IT RESOLVED~ that Rene Gendron, be
and hereby is granted final approval ofhis plat ofprope~ty
known as Vista Bluff, located ~at~Cutchogue, New ¥ork~
containing 8.1 acres.

RESOLVED: Whereas, Gardners Bay~Co., Inc., has petitioned
the SoutholdTownPlanning Board ~for final approval of
their plat known as "Gardiners Bay'Estates, Section III",
at'EastMarion, New York, and
WP~: The Superintendent~of Highways ofthe'Town
of-Southold has inspected the map and approves the highway

The Planning Board discussed the propesed change of
zone. It~was felt that if this parcel was changed some
thought should be given to another peice ofbusiness

The Planning Board has refused to recommed this much
acreage in the past. The property in, question is ~oo large
a parcel of land to be changed to an "M" zone and the
Planning Board feels that this much meadow land could not
