Monday June 24, 1968
There were present, Messrs: John, Wickham, Alfred Grebe,
Henry'Moisa, Frank' Coyle, William~Unkelbach, Howard Terry.
The meeting ~as called to order'at 7:30 P~-M~r by'Chairman
John WiCkham.
The matter of revising theSubdivisionRegulations to
conform to the new HSghwaY'Specifications and,~Rules as recently
adopted by the Town Board was thoroughly gone over. It-was
agreedto~hold a hearing on these as soon as all proposed
changes are ready. This will be held open_until the "Master
Plan"materiallhas been checked out and approved.
The Fishers ISland section of the Raymond & MayBooklet
was reviewed so that Mr. Grebe will not-have to~ attend other
'"sectional" meetings.
.It~as agreed by all that the GolfCourse on the east. end
of the ~S~and and the 9hole course on. the west'end of'~the'Island
be shown' on the final map as privategolfcourses to~bekept
'the "open area pzogram." Also another area will have to be selected
as public park.

The golf drivingrange and pumping stationwell field at
"Middle Farm" area should be shown as an "open area" not to be
developed.
The shaded area on Raymond & Maymap enclosed in Booklet
II should be changed to delineate the line between the'Navy
Sound Lab,andthe 9 hole g~lf course-- south side of QrieD3~al
Avenue.
The area along the south side of the airport property
shown as park and recreation areawill have to be removed- due
to~he'res~rictions made in'the purchase of the airport property~
The business area .on both sides of Fox'Avenue and the inter-
section with north end of'CrescentAvenue should be shown and
enlarged to include the Legion Hall and d~y cleaners - possibly
mo~e.
The commercial area an the west side ofWest Harbor~
includinglthe Power~Plant, Fuel &~Coal Dock~ utility ~company
buildings, public garage, yacht clubmarina, etco should be shown
as well as the beach used for swimming etc. just north of this
area.
It was agreed 'thatnot enough study aas been given to the
needed park andrecreation area for the west end ~f the Island
where the year'round population lives.
There,~was more discussion of commercial development inthe
"Fort~ area" west of-Silver'EelCoveo
Further consideration of the Fishers Island plan will be
taken up With the Town Bo~d before the "development plan" map
is done over,
It was decided to read Book II section by section and, make
comments ~as ~ to mind. Reading began~n-page 5 and left
off at page, Il it will be'resumed next Monday'on page 11.
There ~was size, south of
Route 25 and north of'Route 25.
Itwas agreed that-the ~lanning Board recommend'to the Town
Board immediate, adoption .of~20~00~ sq. ft, minimum lot aswell
as other z~ning ordinance amendments now ,pending.
The'land userestriction~ p!an~to hold agricultural land out
of development was again discussed.
Chairman~Wickhamreported that he' and Councilman Demarest
have tal~ed with at-least 12 farmers who expressed interest in
such a plan.
Itwas agreed the "negative,,easement" type restriction would
be 'the best for? Southold Town~ and this will be proposed to 'the
Town Boardl

Several requests for copies of the Master Plan wereread and
placedin a special folder for future reference.
A letter fromWilliamCuffrequesting a division of the
family's 200foot frontage on North Sea Drive was read and
Building Inspector was d~ected to answer' s~me and ~equestmap of
property for ourfile.
Next meeting will be July 1 at 7:30 P~-M~~ to resume work
on' Bo~k II of' Raymond & May' report,
