The Chairman read the legal notice of hearing, and the affidavits
attesting to tis pub~catlon from the Long Island Traveler-Mat~ituok
Watchmant a~d the Suffolk Weekly Times.
It was stated that ~he performance bond was convered in Section I
of ~his subdivision.
MR.' MOISA: I take it ~hat the approval ~f the highway was ~vered
in Section. I~ so.far as the highway layout is concerned.
MR, WICK}I%~4: Did we go over the park ~ playground req=irements?
HOWARD.TBRRY: In Section III there is area .provided for park and
playground, .sec. tion iv would require some more.
MR. WIC~ This is in Section III or in Section IV?
HOWARD ~RRY: It is in Section III.
MR, WICKHAM: This park and playground area is to cover ~ first three
sections, or_ four~, or what?

from n~s pond. Mr, Reese stated that the roads had been completed.

Joseph Hoey, et al, appeared before .the Board in connection with
Town Harbor Terrace, located at Southold, Lenghty discussion was held on
~his subdivision. Fir. Hoey state~ they wanted the wording "ordinar~ high
has never ~een posted :for this sabdivis:i.on; arid the St~f:folk County Depart-
ment of Health has granted an extension ~f the o:i~gi~l approvale The
Chair ~m~_~_ stated that if the developers were not going to make any ohanges
in the map_~ it stands to be approved as the hearing has beemheld on it.
The Chairman referred to the minutes of Janu_~:~_y~ 1965 at which the
original hearing was held on the Subdivision.. Again it was pointed out that
the bond. has never been posted for ~he ¢ompletio~ of the roads. Nr,Hoey
was advised of the new highway speCificat/ons that were i~ ef~ec~o
A lenghty discussion was held on putting in the roads. The developers
were a~sed the roads would have to meet t~wn specifications, even if the
roads were kept private. An alternative plan ~f subdivid~jng the prot~rty
was discussed. Again it was stated that there would h~ve to be a bond
to oover the roads and watermains that were never put i.ne The Chairman
insisted that something be done with the subdivision witb/n the mext
· ~e weeks. ~iscassion was held on what work could be done and what work
could be bonded. It was agreed that the words "ordi~_a__~y high water mark"
would be deleted from the :final ma~s~
Hr. Ernest Ra~ford appeared ~e the Board with a preliminary
map for a minor subdiv~on containing ~our lo~s, looated at Bay Avenue,
East ~zi6n~ New York. The-Board v~ewed and 'briefly discussed the plan.
l~. Radford was advised to make applioa~on ~or a min~r subdivision, '
submit ma~s~._obt_~!n approval of Superintendent of Highwa~s~ and pay the
req%C~.~,,d fee.
iMre William B. Smith almpeared before the Planning Boat'd' in
regard to Harvest_ Homes Estates, located at We_!ls Road~ SoutholxI~
property owned h~] .~n~-G~igonis. Hr, 'Smith was advised that the
Superintendent of ~ghw_a. ys disappr=~es ._ the highway 'layout as 'to the
cul-de-sac at the ~atheast end of Section II uf the SubdiVision.~
-~z. smith was advised to talk ~o the Superintend, hr ~f Highways to
see what raod layout could be work-ed oat.

discussed. No action was taken on this subdivision.

Mr. James Dean and Gar~ Olsen, Esq.~ appeared-before the Planning
Board for .diScussion o~ subdivEsion property ~f James De~n~-lo~_ated on
7,9 ac~es. The cost c~ put}in9 in roads was discussed. Tbhey were
advised it u~u~ly cost about $10-1~ per lir~a~ fo~t. Mr. Dean stated t/~at
if the road was too costly he wo~ld not be able to go ttlrough with the
subdivision, Discussion was held as to whether or not property designated
as lot # 10 could be sold withOUt subdividing, 'This would need approval
~f access a_~d a vari~noe from the Board ~f Appea!s si~e the lot has less
than 100 foot frcal+-~.ge.
A lenghty discussion was held on the cost ~f the roads. Mre Dean
was a&~ised he should talk to h~ghway sa~j;a~ax~ eaginers and getan _
estimate for the completien ~f the roads.
