THIS INDENTURE, made the 8th day of December, nineteen hundred and ninety-eight
BETWEEN, PAMELA MCGONEGAL, n/k/a PAMELA MCGONEGAL ABELE surviving
spouse of WILLIAM J.MCGONEGAL, late of Suffolk County, residing at 255 Windjammer Drive,
Southold, NY,
party of the first part, and NICOLA D. HAASE, residing at 1300 Private Road, Orient, NY,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second party, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Southold, County of Suffolk and State of New York, known and designated as and by Lot
No. 4 on a certain map entitled, "Seawood Acres, Section One", which map was filed in the Suffolk County
Clerk's Office as Map No. 2575, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Seawood Drive distant the following four courses and
distances from the corner formed by the intersection of the northeasterly side of Main Bayview Road and the
southeas a oyde of Midland Parkway: 1. North 24 degrees 46 minutes 40 seconds East, 318.63 feet to a
point; 2. 27 degrees 43 minutes 10 seconds East, 268.00 feet to a point; 3. South 71 degrees 03 minutes
40 seconds East, 156.66 feet to the southeasterly side of Seawood Drive; 4. North 26 degrees 39 minutes 00
seconds East along the southeasterly side of Seawood Drive, 25.00 feet to the point or place of beginning;
THENCE North 26 degrees 39 minutes 00 seconds East along the southeasterly side of Seawood Drive, 100.00
feet to a point; THENCE South 63 degrees 21 minutes 00 seconds East, 150.00 feet to land now of formerly
of Akscin; THENCE South 26 degrees 39 minutes 00 seconds West along the last mentioned land, 100.00
feet to a point; THENCE North 63 degrees 21 minutes 00 seconds West, 150.00 feet to the southeasterly side
of Seawood Drive, the point or place of BEGINNING:
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part and William J.
McGonegal, who died a resident of Suffolk County on August 22, 1991, by deed dated 7/7/72 and recorded
on 7/31/72 in Liber 7208 at page 517.

the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and

the party of the second part, the heirs or successors and assigns of the party of the second part forever.
ANDthe party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
ANDthe party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The work "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
