On motion by Mr. Grebe, seconded by Mr. Unkelbach, it was
RESOLVED that the Planning Board does favor~01y recommend to
the TownBoard the change of zone from"A" Residential and
Agricultural District to "BE Business District on the property
of-Vina B~ker, and George Van Buren, as described above.
The property is presently a non-conforming use, having been
a hotel and picnic area for many years. This is located on the
deep water channel, Mattituck Creek, opposite an existing
Business District. Due to an increase in the use of said Matti%uck
Creek by pleasure boats, both large and small, facilities in
Mattituck Park-District are inadequate to accomodate visiting
yachts and yachtsmen.
The Planning Board feels thatLthis is an ideal location. The
proposedlayout of~the mOtel, restaurant, and docking facilities will
be an asset'~to the Mattituck area and to theTown of Southold.
The Town Trustees have given theirappro~l' of the propGsed docks
and mooring facilities.
The prgposed use willbe in linewith the waterfront development
consistently advocated by the'Planning Board.

Mr. Grebe, Mr. Unkelbach.
