WilliamWickham, Esq.,. stated that bondhad not yet been
posted for the roads in the subdivision. The chairmanadvised
· that he would waive the signing of the final map until a per-
formance bond was posted.
THE CHAIRMAN: I~' there in no one else to be heard on this
subdivision, I will close 'the hearing at this time.
Lefferts P. Edson, Esq., appeared before the Board with
Benjaminand Ira~Selvin to further discuss the subdivision,
"Village Gardens," located in Southold. At'~he last meeting
of the Planning Board on November 24z 1964, this subdivision
was given preliminary approval.
The turnarounds at the end of the roads were again disuussed
with the applicants. The Chairman again advised thatthe super-
intendentof highways would not be willing to accept alot of
dead end streets. The possibility-of securing land from the
property owner on the north~ George Braun~ was also discussed.
If this land was purchased it-would allow iaccess to the Middle
Road from the subdivision. The Board feels that this would be
sensible and in the best interest-of the subdivider. The Chair-
man advised the applicants that itwas possible to buy this land
on the north,, the owner is willing to sell.
The Chairman next:advised hthe subdividers of the requirement
for park and playgrounds area in the subdivision. However, the
applicants h~Ve~ theirlandmapedlout so they can get the maximum
number of lots possible. The Chairman advised.them oflthe'lack
of water's~pply in the'Town of~Southold,, and that the Board does
notwant to approve~maximun density. If they do, this will tmnd
to increasable lackof w~ter supply. The Chairmanad~isedF~r.
Benjami~aen~ira'Selvin that~they should layout their sub-
division ~i~h lots of 20,000 square feet. Then, if they cannot
obtain~citywater theywill not be faced with a great'problem.
Individual wells and cesspools could be put-on each lot, ifthey
are 20,000 square feet. The Chairman-advised that this would
be better for the subdivider as well as for the Town of~Southold.
-The'Chairman a~so advised that be'would like to see the lots made
larger and forego the park and playground requirement.

Very lenghty discussion was held on the size of the lots.
The Planning Board strongly advised and recommended lots of
20.000 square feet, while the subdividers feltthey should try
to get as many lots as possible from the land. The possibility
of eliminating one roadand moving anotherover was discussed.
F~r. Edson also broughtup the idea of keeping the reads private
and dedicating a particular corner to the Town. The Chairman
felt it'would be better~to show themon the map as "Reserved
for possible dedication."
The Chairman advised Messrs. Benjamin and Ira Selvin that
they.~would need the approval of the'County Health-Depar~ent,
Contractwith the Village of Greenport for water,~an~approvaI
of the superintendent of highways of the layout of the roads,
before this subdivision "Village Gardens", could be scheduled
for a hearing.
~Lefferts P. Edson,~ Esq., appeared before the Board to again
discuss the subdivision, Eastern'Shores at Greenport, Section II.
The Chairman. read the letter written to Mr. Edson in.regard to
setting aside an area for park and playgrQund purposes. The Chairman
advised thatthis subdivision could not.~e discussed any further
until a more precise map was presented.
The Planning Board received from the Town Board the ormginal
petition of Martin D~ Schluensen of Mattituck~ New Yerk, requesting
a change of zone from "A" Residential and.Agricultural District to
"B" Business District on property, located on the north side of
the Main-Road, Southold, New York, with instructions to prepare
an official, report defining the conditions desribed in the petition
and determine the .area so affected with the recommendationof the
Board.
This propertyisbounded and described as follows:

Albert Goldsmith was present to advise the Board that he
was interested in this application and in favorof this change
of zone. The Chairman advised that as a courtesy the Cemetery
Association should be notified of this proposed change of zone,
in case thecemetery association is interested inbuying this
property. It was pointed out that the Cemetery-Association would
like to buy this property,"but they haven't the sufficient funds.
Mr. Young said he would speak to some person that ~re a~head of
the CemeteryAssociation.

advised that the~lanning Board wants to see al1 t~oads in

KaPlan stated that ~e roads in-Cleaves Point ~are in poor condition
and that no progress h~s been made toward dedication to the' Town.

present town SpeCifications for roadswiI1 have robe met
dedication, Mrs. KaPlan said that~aple~Aane isa lovely road

would have to: destroymany beautiful trees. Mr.~ Kaplanf~ltthat
perhaps some of ~the specifications for dedication ~could be waived.
The Chairman~ad~ised that Mr. Kaplan should contact Town'Attorney
or the SuperintendentofHighways in regard to waiving certain
requirements. ~Lr.~ Kaplan stated that he would be willing to
dedicate~the roads to the Town~ but he cannot meet all the present
requirements for dedication of the roads.

RESOLVED: Wt~REAS Frank'Zaleskihas petitioned the Southold
TownPlanning.Board for final approval of his plat known as
"Deep HoleCreekEstates",~ at Mattituck~ New York, and
WHEREAS the Superintendent of Highways of the Town of
Southold has inspected the map and approves the highway layout
of the roads to be constructed, and his report is herebyapproved
by the'Planning Board, and
WHEREAS the~Southotd Town Planning Board, pursuantto due
notice thereof, held a public hearing on the matter of approval
of the plat'at'Which time all interested persons.were given an
opportunity to be heard, and
WHEREAS the Southold Town Planning Board waives the provisions
in the Rules andRegulations for the subdivision of~LandTrequiring
park and playground area or cash equivalent;
W~EREAS the signing of the final maps by the Chairman of
the Southold TownPlanning Board is waived until such time as
a performance bond is posted for the roads and drainage in

The~ Chairman read a letter from the County Planning Board in
r~gard to "Blue Horizons"~ assubdivision on the North Road,
i(CR 27)~ Peconic, New York. The County Planning Board will
approve access coming out on the North Road under' certain
conditions. Qne of these conditions were that~a certain
amount' of land be dedicated for the future expansion of the
North Road. A letter was written to Department of' Public
works requesting information on plans for expansion for the
north side of the North Road ~'~CR 27),~. Peconic,. New .York.
The Pla~uing Board took up the matter of the change of
zone from'"A" Residential and~AgricUltural District to "B
Business District on property .located in~Cutchogue and oWhed
