WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable cooaideratim
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Southold, in the Town of Southold, County of
Suffolk, and State of New York, bounded and described as
follows :
BEGINNING at a point marked by a monument formed by the
intersection of the southwesterly corner of land of Edith B.
Mailler with the easterly line of the subdivision known as
Fairview Park with the Northwesterly corner of the premises
herein described: running thence in an easterly direction
along the southerly line of said land of Edith B. Mailler,
South 84 degrees 39 minutes 30 seconds East a distance of
150 . 52 feet to land heretofore conveyed to William S.
Deroski and Marjorie A. Deroski, his wife, by deed recorded
in Liber 5992 of deeds at page 516 ; running thence in a
southerly direction along said land of Deroski, South 5
degrees 51 minutes 10 seconds West a distance of 165 . 99 feet
to the northerly line of a proposed 50 foot highway to be
known as Custer Avenue; running thence along said northerly
line of the proposed 50 foot highway to be known as Custer
Avenue, North 77 degrees 33 minutes 40 seconds West a
distance of 160 . 16 feet to said easterly line of the
subdivision known as Fairview Park; running thence North 9
degrees 40 minutes 40 seconds East a distance of 146 . 52 feet
to the point or place of BEGINNING.
TOGETHER with the right to the use, in common with others,
of the proposed 50 foot right of way to be known as Custer
Avenue extending from the Southeasterly corner of the
premises above described and running westerly to the
subdivision known as Fairview Park, the northerly line of
said right of way running North 77 degrees 33 minutes 40
seconds West, a distance of 160 . 16 feet .
SAID PREMISES ALSO KNOWN AS AND BY STREET NO. 955 Custer
Avenue, Southold, New York 11971 . !/
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises hereingranted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
