THIS INDENTURE, made on the ~ of June, two thousand twelve between:

NICHOLAS S. TSOUNIS, residing at 43-12 217 St, I st Floor, Bayside, N.Y. I 1361 (as to 98% interest), THOMAS A.
TSOUNIS, 162-31 9th Avenue, Apt. 8A, Whitestone, New York 11357 (1% interest), and CHRiSTOPHER TSOUNIS,
80 Ketchams Road, Hicksville, New York 11801 (1% interest), as joint tenants with right of survivorship, Grantee.
WITNESSETH, that the Grantor, in consideration ofTen Dollars and other valuable consideration paid by the Grantee,
does hereby grant and release unto the Grantee, the heirs or successors and assigns of the Grantee forever:,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, County of Suffolk, and State of New York at Mattituck, described as follows:
BEGINNING at a point on the westerly side of Cox Neck Road, distant 55~.56 feet southerly from the comer formed by
thc intersection of the westerly side of Cox Neck Road with the southerly side of Bergen Avenue;
RLINNING THENCE along the westerly side of Cox Neck Road, South 15 degrees 43 minutes 30 second East, 126.50
feet;
THENCE South 74 degrees 16 minutes 30 second West, 153.85 feet to land of Mendozza;
THENCE along said land of Mendozza, North 14 degrees 45 minutes 50 second West, 126.52 feet to land of Sheldon;
THENCE along said land of Sheldon, North 74 degrees 16 minutes 30 second East, 151.73 feet to the westerly side of
Cox Neck Road at the point or place of BEGINNING.
SAID PRESMISES ALSO KNOWN AS: 2415 Cox Neck Road, Mattituck, New York
BEING AND INTENDED TO BE the same premises conveyed by the party of the first pan by deed dated January ~2,
2009 and recorded at the Office of the Suffolk County Clerk on May 29, 2009 at Liber 12589 Page 549.
This transfer results in Nicholas S. Tsounis, who was previously 100% owner, at,er this transfer being 98% owner of the
subject property, Thomas A. Tsounis being I% owner of the subject property, and Christopher Tsounis being I% owner
of the subject property.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto Grantee, the heirs or successors and assigns of the Grantee
forever AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said premises have
been encumbered in any way whatever, except as aforesaid, and that the said premises are not subject to a credit line
mortgage, AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
Words used herein in plural form shall be construed as if singular, in masculine form as if feminine, and vice versa,
whenever the sense of this indenture so requires.
