to North Fork Bank, the named successor Trustee of the Revocable Trust of William
S. Gardner and Helen Gardner dated January 4, 1994, having an address of 265

party of the first part,
Vanstonpartners.com, LLC, having an office at Conyers Farm, 4 Ashfields Lane,
Greenwich, CT 06831
party of the second part,
WITNESSETH, that the party of the first pail, in consideration of FIVE HUNDRED
THOUSAND DOLLARS ($500,000.00), lawful money of the United States, paid by the party of
the second pan, does hereby grant and release unto the party &the second part, the heirs or
successors and assigns of the party of the second part forever,
SEE ATTACHED SCHEDULE "A"
BEING AND INTENDED TO BE the same premises conveyed to the The Revocable Trust
of William S. Gardner and Helen Gardner by deed dated January 4, 1994 recorded in the Suffolk
County Clerk's Office on January 27, 1994 in Liber 11662 at Page 211.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party &the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

Southold, Long Island, NY" surveyed June 28, 1922 by Otto W. Van Tuyl, CE and Surveyor, Greenport, NY and
fi]ed in the Office of the County Clerk of Suffolk County, NY, August 16th, 1922, File No. 156 being further
bounded and described as follows:
BEGINNING at a monument located at the intersection of the southerly side of Lot 247 and the northerly side of
Lot 248 as shown on the "Amended Map of A Nassau Point" filed in the Suffolk County Clerk's Office on August
16, 1922 as File No. 156 which point is also located on the easterly side of Vanston Road;
RUNNING THENCE from said point or place of beginning easterly along the southerly side of Lot 247 as shown
