WITNESSETH, that the party of the first part, in consideration of Ten and O0/100--($10,)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New
York, known and described as Lot No. 18 on a certain map entitled, "Map of Highland Estates at
Cutchogue, filed in the Office of the Clerk of the County of Suffolk on April 26, 1977 as Map No.
6537, which is more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Bridle Lane at the northwesterly corner of the
premises to be described herein which is also the extreme southwest corner of Lot 17 on the
aforesaid map;
RUNNING THENCE South 27 degrees 22 minutes 56 seconds East 184.26 feet;
THENCE South 35 degrees 52 minutes 27 seconds West 225.26 feet;
THENCE North 37 degrees 50 minutes 25 seconds West 231.27 feet to the easterly side of Bridle
Lane;
THENCE along the easterly side of Bridle Lane the following three (3) courses and distances: 1) North 55 degrees 44 minutes 30 seconds East 28.40 feet;
2) Along the arc of a curve bearing to the left having a radius of 428.71 feet a length of 99.56
feet;
3) Nodh 42 degrees 26 minutes 10 seconds East 58.40 feet to the point or place of
BEGINNING.
BEING AND INTENDEDTO BE the same premises conveyed to the party of the first part by deed
dated 12/5/86, recorded 12/17t86 in Liber 10195 page 131.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appudenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
