Cutchogue, New York 11935, as surviving tenant by the entirety
of Wanda Sue Shearin, who died a resident of Suffolk County,
New York on October 17, 2008 (Surrogate's Court - Suffolk County
File No. 2367P2008)

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of thc party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Cutchogue, Town of Southold, County of Suffolk and
State of New York, known and designated as Lot 4 on a certain map
entitled, "Subdivision Map of Ismar Acres" and filed in the Office of
the Clerk of the County of Suffolk on March 13, 1973 as Map No. 5872
being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Bridge Lane
distant 1936.41 feet northwesterly from the corner formed by the
intersection of the northeasterly side of Bridge Lane with the
westerly side of Main Road; said point of beginning is also where the
division line of Lots 3 and 4 on said map intersects the northeasterly
side of Bridge Lane; running thence along the northeasterly side of
Bridge Lane North 55~ 09' 20" West 133.56 feet to Lot 5 on said map;
thence along the division line of Lots 4 and 5 North 34° 55' 00" East
320.62 feet to land now or formerly of Davids; thence along the
southwesterly side of land now or formerly of Davids South 55° 17' 10"
East 133.00 feet to Lot 3 on said map; thence along the division
line of Lots 4 and 3 South 34° 49' 00" West 320.93 feet to the
northeasterly side of Bridge Lane the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by deed dated
September 8, 1981 and recorded in the Suffolk County Clerk's Office on
September 29, 1981 in Liber 9076 Page 475.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abuuing the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
