}FITNESSETH, that'the party of the first part, to whom letters testamentary were issued by the
Surrogate's Court, Suffolk County, New York on February 2, 2012 and by virtue of the power and
'authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and
Trusts Law, and in consideration of Five Hundred Eighty Thousand ($580,000.00) dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the
party of the second part; the distributees or successors and assigns of the party of the second part
forever,
SEE ATTACHED SCHEDULE A
BEING AND INTENDED TO BE the same premises conveyed in deed dated July 23, 1995 and
recorded on December 27, 1995 in Liber 11755, page 573.
TO HA VEAND TO HOLD the premises herein granted unto the party of thc second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

Thence Running along last mentioned land the following two courses and distances:
I) North 6 degrees 35 minutes 40 seconds West, 184.93 feet;
2) South 82 degrees 29 minutes 10 seconds West, 29.54 feet to [and of now or formerly of Breese Property Trust;
Thence Running North 9 degrees t 0 minutes 40 seconds West, 241.19 feet to Jockey Creek;
Thence Running along a tie course of North 69 degrees 40 minutes 45 seconds East along 20.37 feet to land now or
