BETWEEN
DAVID W. KEIPER, residing at 333 Broadway, Apt. 205, Saratoga Springs, New York 12866,
party of the first part, and
HENRY SCOTT PASE AND MARILYN PASE, husband and wife,
residing at 5 North Run., Cold Spring Harbor, New York 11724, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at
Greenport, County of Suffolk and State of New York, known and described as Lot No. 6 on a
certain map entitled, "Map of August Acres, Section 1" filed in the Office of the Clerk of the
County of Suffolk on 6/3/91 as Map No. 9107, said lot being bounded and described as follows:
BEGINNING at a point on the southwesterly side of Kerwin Road, said point being the southerly
end of a curve connecting the southerly side of Sage Spur with the southwesterly side of Kerwin
Road;
THENCE from said point of beginning, along the southwesterly side of Kerwin Road, South 43
degrees 09 minutes 40 seconds East, 137.00 feet to a point;
THENCE South 46 degrees 50 minutes 20 seconds West~51).~o feet to a point;
THENCE North 43 degrees 09 minutes 40 seconds West, 162.00 feet to the southerly side of
Sage Spur;
THENCE along the southerly side of Sage Spur1 North 46 degrees 50 minutes 20 seconds East,
225.00 feet to a point;
THENCE along the arc of a curve bearing to the right, having a radius of 25.00 feet a distance of
39.27 feet to the point or place of BEGINNING.
BEING AND INTENDEDTO BE the same premises as described in deed made by David W.
Keiper and Pamela J. Keiper, recorded 12/29/11 in Liber 12680 page 902.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any pad of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
