THIS INDENTURE, made'the 24th day of May, Two Thousand Twelve
BETWEEN
PATRICIA RAMIREZ-HALL, residing at 5D Half Moon Road, Beacon, New York 12508, as
Administrator of the Estate of William Strasser who died intestate on the 26th day of February, Nineteen
Hundred Ninety, and PATRICIA R. HALL, residing at 5D Half Moon Road, Beacon, New York 12508,
individually, the party of the first part, and
A,. VON HASSEL, residing at 275 West Street, Greenport, New York 11944,
WITNESSETH, that whereas letters of administration were issued to the party of the first part by the
Surrogate's Court, Suffolk County, New York on December 22, 2011 (File No. 2011-4579) and by virtue
of the power and authority given by Article 11 of the Estates, Powers and Trusts Law, and in consideration
of TWO HUNDRED EIGHTY THOUSAND ($280,000.00) DOLLARS, paid by the party of the second
part, does hereby grant and release unto the party of the second part, the distributees or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon erected,
situate, lying and being at Greenport, Town of Southold, County of Suffolk, and State of New York,
known and designated as Lot No. 57 on a certain map entitled Subdivision Map, part of the Estate of
Thomas F. Price, Sr., which map is made by Otto W. Van Tuyl, dated November 29, 1927, and filed in the
Office of the Clerk of Suffolk County, New York, as Map No. 851, filed 12/12/1927, bounded and
described as follows:
BEGINNING at a point on the southerly side of West Street distant 250.00 feet westerly as measured along
the southerly side of West Street from the comer formed by the intersection of the southerly side of West
Street and the westerly side of Sixth Avenue;
THENCE South t 4 degrees 46 minutes 40 seconds West, 150.00 feet;
THENCE North 75 degrees 13 minutes 20 seconds West, 50.00 feet;
THENCE North 14 degrees 46 minutes 40 seconds East, 150.00 feet to the southerly side of West Street;
THENCE South 75 degrees 13 minutes 20 seconds East, along the southerly side of West Street, 50.00 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to William D. Strasser by deed dated June
2, 1988, and recorded August 18, 1988, in the Office of the Suffolk County Clerk in Liber 10670, Page
545, and to Patricia R. Hall by deed dated August 5, 2004, and recorded August 31, 2004, in the Office of
the Suffolk County Clerk in Liber 12340, Page 754.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances, and also the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has the
power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will
apply same first to the payment of the cost of improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it reads "parties" whenever the sense of this indenture so
requires.
