VCITNESSETH, that the party oft. he first part, in consideration ofTen Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
north of the Village of Greenport, Town of Southold, County of Suffolk and State of New York, known and designated as Lot
2 on minor subdivision of property surveyed for Edward Rouse, filed in the office ofthe Clerk of the County of Suffolk on
I0/19/92 as Map No. 9276. Said lot is more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Champlin Place said point being a distance of 73.57 feet measured in an
easterly direction along the northerly side of Champlin Place from the intersection formed by the northerly side of Champlin
Place with the easterly side of Sterling Place;
RUNNING THENCE North 20 degrees 35 minutes 00 seconds West 37.00 feet to a point;
THENCE South 73 degrees 25 minutes 00 seconds West 12.00 feet to a po/nt;
THENCE North 25 degrees 02 minutes 00 seconds West 60.27 feet to a point on lands or or formerly of Arthur P. Cooper
and Etta Mae Cooper;
THENCE North 73 degrees 24 minutes 20 seconds East along the last mentioned land 45.00 feet to a point on lands now or
formerly of Barbara C. Ebeling;
THENCE South 30 degrees 47 minutes i0 seconds East along the last mentioned land 99.58 feet to a point on the northerly
side of Champlin Place;

BEING AND INTENDED TO BE the same premises as described in Deed dated June 19, 2007 and recorded

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and fights of
the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of
the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
