hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June 5,
20~2 and recorded in the Office of the Suffolk County Clerk on June 20, 2002 in Liber 12192 page 822.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever:
AND the party of the first pad covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the rig ht to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at a monument at the easterly end of an unimproved road, said monument
being located 3038.46 feet North of a point which is 892.59 feet East of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "NIN"; and
RUNNING THENCE North 52 degrees 41 minutes 10 seconds East, 236.86 feet to a point;
THENCE South 49 degrees 38 minutes 20 seconds East, 115.00 feet to an iron pipe and
land now or formerly of Fishers Island Development Corporation;
THENCE South 25 degrees 54 minutes 30 seconds West along said land, 246.10 feet to
a point;
THENCE South 47 degrees 21 minutes 50 seconds West still along said land, 93.26 feet
to a point;
THENCE South 80 degrees 07 minutes 50 seconds West still along said land, 105.51 feet
to a point;

to a point on the southeasterly line of said unimproved road;
