TOGETHER with all right, title and interest, 'if any, of the party of the first part in and to any streets and roads

ALL that certain lot, piece or parcel of land, situate, lying and being at Fishers Island in the
Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as foltows:
BEGINNING at a monument at the easterly end of an unimproved road, said monument
being located 3038.46 feet North of a point which is 892.59 feet East of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "NIN"; and
RUNNING THENCE North 71 degrees 30 minutes 00 seconds West, 77.00 feet to an iron
pipe;
THENCE North 31 degrees 15 minutes 00 seconds West, 165.00 feet to an iron pipe at
a point of curve to the right having a radius of 54.24 feet and the direction of whose radius
at that point is North 58 degrees 45 minutes 00 seconds East;
THENCE northerly and following the arc of said curve, 60.74 feet to a point and the
southeasterly line of a road, the last three lines running along the northeasterly line of said
unimproved road;
THENCE along the southeasterly line of said road, North 32 degrees 54 minutes 40
seconds East, 92.60 feet to a point of curve to the right having a radius of 672.31 feet and
the direction of whose radius at that point is South 57 degrees 05 minutes 20 seconds
East;
THENCE continuing along said road line and following the arc of said curve, 72.03 feet to
an iron pipe;
THENCE South 49 degrees 38 minutes 20 seconds East, 332.77 feet;
THENCE South 52 degrees 41 minutes 10 seconds West, 236.86 feet to the monument
