There were present: Messrs.. Archibald Youngt Acting Chairman, Henry Moisa, Alfred Grebe, and William Unkelbach. Absent: Mr. John. Wickham, Chairman AllsO present: Mr. Otto W. Van Tuyl, Consultant, and Mr. Howard Terry, Building Inspector. Mr. JosephGiordano and Mr. Walter Kapp-appeared before the planning Board to present a preliminary map of property at Bayview, SS~hOld, now owned by 10 individuals. Mr. Gierdano advised that these 10 individuals are going to reconvey their lots back to the former owner Mr. Julius Zebreskiand Mr.~ Zebroski will make an application for a subdivision on the basis of the preliminary map Submitted. The revised map contains 9lots, and after the map is approved and filed Mr. Zebroski will deed the lots back to 9 of the present owners. (Therewas no responseo) ACTING ~ CHAIRMAN: Is there anyone who wishes to speak in favor of this proposed subdivision? Southold Town Planning Board -3- January 15, 1963 MR. CHRIST STRATAKIS: I am one ~of the owners. We have requested your Board with the assistance of Mro Van Tuyl to permit this subdivision because we the ownerSalWOUld like to take some of this property for our own person use. We have been out here several years and we like the area and we would like to build houses and spend some time here. In addition we request the Board to permit the subdivision of the balance of the property s/nee we do have some frimnds who are respectable citizens who are interested in buying some of this property. We have sold five lots to relatives or good friends. If this subdivision is approved we will not discredit the community and we will be careful of the persons we are selling the property to.. The fact we are keeping some of the property for our own use is one of the safeguards. ACTING CHAIRMAN: Do yQu have approval of the water? MR. VAN TUYL: The water test had been made but the analysis was made for one thing andnot another, but that has been cleared up and the Health Department stamp is on the final map. ACTING CHAIRMAN: This Stra~mors Road will dead-end up against the Rosenberg line? MR. STRATAKIS: Yes. It has a 50 ft. width, the same as RockyPoint Road. About a year ago I asked Mr. Rosenberg's attorney, Mr. Corwin, if Mr. Rosenberg might want to extend the road and he did not at the time, I have heard nothing further. ACTING CHAIRMAN: Therefore, the road will be private until such time as Mr. Rosenberg develops his property and it can be cazried through. Is there anything further ? (There was no response.) ACTING CHAIRMAN: Since there is nothing further I will declare the hearing closed. I bought the Horton property and simultaneously deeded it back to Mr. Horton. Mr. Kapp also presented to the Board a preliminary plan for ~ proposed subdivision to be known as Paradise Point at Bayview, Southold, New York. This proposed subdivision will contain approx- imately 32 lots. Lots 33 through 37 are to be omitted from the proposed plan because they have been sold. On motion of Mro Moisa, seconded by Mr. Grebe, it was RESOLVED that Paradise Point Corporation be granted preliminary approval of their proposed subdivision to be known as ParadisePoint at Bayview, Southold, New York, with the exclusion of lots 33 through 37. Southold Town Planning Board -11- Jan~aDy~-15, 1963 Mr. Howard Terry presented to ~the Board for an informal discussion and approval a map of property owned by. Edwin H. King at Greenport. Mr. King proposes to subdivide this property and there is proposed a 50 ft. road running from old Main South Road' intothe property to be subdivided. This property is bounded south by Main Road, west by-Chapel Lane and north by Middle or North Road. The Board further discussed this layout and proposed road and on motion of Mr. Grebe, seconded by Mr. Unketbach, it was RESOLVED that this proposed layout with 50 ft. road be approved to a.depth of 500 feet only, and subject to filing a subdivision map on the entire area. Vote of the Board: Ayes:- Mr. Young, M~. M0isa, Mr. Grebe, and Mr. Unkelbach. The Board again discussed the application for a change of zone from "A" Residential and Agricultural District to "M" Multiple Residence District by Martin Charles P~effer, 174 S. First Street, Lindenhurst, NewYork. This matter has been before the Planning Board on several other occasions but held over to determine the feelings of the neighbors. Mr. Young read a letter he recently received from~Cary Mulford Oxley.stating that she is in opposition to this change of zone. Mrs. Oxley is an adjoining property owner. ~On'motion of Mr. Grebe, seconded by-Mr. Moisa, it~was RESOLVED that the Planning Board does not recommend favorably to the Town Board the change of zone from "A" Res~i&l and Agricultural District to "M" Multiple Residence~D~istrict on the prop.erty of Martin Charles Pfeffer. Map by-OttO W. Van Tuyl & Son dated July 19, 1962. The Planning Board feels this proposal would be spot zoning and would not fit in with the general character of the neighborhood. The property lies approximately 500 feet or more further east than that nearest "M" Multiple ResidenceDistrict and therefore would not conform with the overall area. vote of the Board: Ayes:- Mr. Young, Mr. Moisa, Mr. Grebe, and Mr. unkelbach. The Planning Board received a copyof the revised Highway Specifications for the Town cf Southold recently adopted by the Southold Town Board. The next ms eting of the Southold Town Planning Board will be held 7:30 P.M., Monday, February 11, 1963 at the Town Office, Main Road~ $outhold~ New York. Meeting adjourned at 10:10 P.M.
