New'York. There were present: Messrs. Henry Moisa, Acting Chairman, Alfred Grebe and William Unkelbach. Absent: Messrs. John Wickham, Chairman and Archibald Young.. Also present: Messrs. Otto W. Van Tuyl, Consultant and Howard Terry, Building Inspector. Mr, George McMann, Esq. appeared before the Planning Board to request-preliminary approval of the map of:proposed subdivision oWned by.:RuthL. Young to be. known as Hill-Crest Estates at Or.lent, New York. Mr. McMann supplied the Board with a copy-of the results of the water tests' on this property. This proposed s~bdivision will contain .40 lo~s~ 24 acres total area, and the water will be suppliedby.a private water system. The road profiles were also submitted to the Board. On motion of Mr. Grebe, seconded by. Mr. unkelbach, it was Southold Town Planning Board -2- December 18, 1962 RESOLVED that the Planning Board grant. Ruth. Vote of the Board: Ayes~- Mr. Moisa,, Mr. Grebe and Mro Unkelbach. Mr. McMann next-spoke with the Board about the proposed change of zone application by>Woodhollow Properties, Inc.~ 3 Glen Lane~. Glenwood Landing~ New York . The Planning Board received a letter from the Town Board instructing them to prepare an official report defining the conditions described in the petition and determine the area so affected with the recommendation of the Board° is for a change and Di~strict ~to "B" at.-Orient and more described as follows: Beginning at a monist of the north~rl~ line of the Main Roa 75 foot private road known as "Plum ,, filed in office as map ~aid point~ oif eaSter:ly.li~e~ of "Plum Island Lane", monument on y~l:ine Ora 50 foot "Park View along said Lane" t~o ~ monument; thence (~2) northeasterly L. The applicant requests this change of zone because they wish to constzuct and operate a restaurant-on the a~ove described pzemises. On motion Of Mr. unkelbach, s~onded by Mr. Grebe~ it was Southold Town Planning Board -3- December 18,. 1962 RESOLVED~ that the Planning Board recommend to the Town Board this change of zone from "A" Residential and AgriCUltural District to "B" Business District-on the property of Woodhollow Properties, Inc. at-Orient, New York, as previously described. The Planning Board further recommends that the Town Board on its own motion include in this change the property of Toung to the east. The property-of Youngwill be the only remaining residential property between the proposed change and the business property of the Orient~Point Inno Vote of the Board:. ~es:- Mr. Moisa, Mr. Grebez and Mr. Unkelbach. Mr. Van Tuyl advised the Planning Board that everything is /n order for a public hearing on the proposed subdivision of Arrowhead Coveat Indian Neck, Peconic, owned and developed by Nathaniel O.~Abelson. He has received the final approval from the Suffolk'County Health Department and the cloth prints have been prepared. On motion of'Mr. Grebe, seconded by Mr. unkelbach, it was RESOLVED that. Nathaniel O. Abelson~ developer of proposed subdivision to be known as Arrowhead Cove at Indian Neck,. Peconic~ New.York be granted tentative'apprOval ofhis proposed subdivision. Map by Otto W. Mr. Terry advised the Board members that there is a booklet from the U. S. News &-World Report of an interview with the head of the National Park-Service~ ConradA.~ wirth relative to "What it will take to make America beautiful." This booklet is in the Planning Board files. Notification was received from Harrison Weber, P.E., head of the waterways division of the Suffolk~County-Department of Pu~lic Works stating that after'December 1, 1962 he will open his consulting engineering office sp ecializing in harbor engineering. The office wilt be at N.E. corner"Livingston Road and Rogers"Avenue, Bellport, New York. The application forgo change of zone from'~"A" Residential and Agricultural District to "M" MultipleResidence~District~on property of Martin-Charles~Pfeffer at north side North Road, Greenport was again brought be~re the Board. The Board had not received replies to their letter regarding the adjoining property owners, therefore the motion was made byMr. Gzebe, and seconded by-Mr. Unkelbach that the Pfeffer application for a change of zone .be held over to the next planning board meeting. Southold be amended to read as foTlows: SECTION 500 -In the "C" Industrial all buildings and premises may be used forany use exce e following uses may be permitted only as a special exception~by the Board of Appeals, as hereinafter ~x set forth: II, By mmending'Article U~ Section 500,.Subdivision 1 of th~ B~ilding Zone Ordinance to read as follows: 1. On motion of blt. unketbach, seconded by Mr. Grebe, it was RESOLVED that the Planning Board favorably recommend to the Town Board the above amendments to the Buitding~Zone Ordinance. The PIanning Board is in accord with this propOsal and feel it is very important that these amendments be adopted. Vote of the Board: Ayes:- Mr. Moisat Mr. Grebe, and Mr. Unkelbach.
