May 22, 1969
A special meeting of the Southold Town Planning Board was
held Thursday, May 22, 1969, at the Town Office, Main~ Road, Southold,
New York.
There were present: Messrs: John W'ickham, Chairmau; Frand¢
Coyle, Henry Raynor.
Also present: Howard Terry, B~lding Inspector
I~. Walter Kapp, Esq., appeared before the Board on behalf
of the subdivision, Harvest Homes Estates, Section I, in'regard
to the performs~ce bond. ~. Kapp presented a contract with the
Village of Greenport for them to install watermsins in ~his
subdivision. Said contraut ~s signed by Jim Monsell. A len~hty
discussion was held on the amount of the performance bond. ~,
Kapp felt that the work could be done for less money tha~ estir~ted
by Larry Tuthill, the engineer for the Plsnning Board. The Chairman
advised ~. KapP that he could obtain contracts for amy work that
he felt could be done for a lower figure and anything that~ wasn't
covered would be added on according to the engineer's estimates.
~. Matthew appeared before the Planning Board in ~egard
to dividing property he owns in Nassau Point. Mr. Matthew read
a letter to the Board explaining what he wishes to do ~th~is
oroperty.-~ Said letter is on file in the Office of the Planning
~oard. ~. Matthew was advised that the Plarauing Board would
like to go look at the property in question and this ms~tter would
be taken up at their next regular meeting.
Richard Lark, Esq., Alden i~oung, Stanley ~ledjieski, appeared
before the Board in regard to Sunset Knoll, Section II, owned by
Stanley Sledjeski. A discussion was held on com~ecting the road
in this subdivision with the road in Captain Kidd Estates. This
was not feasible. The Chairman advised the Tow~ Bos~d requires
100 feet wherever a ~oad ends at tide-water..~The park aud plhy-
ground area for this subdivision was also discussed. Two or three
lots would be required to f~l£ill the park ~nd playground reguirements
for Section I and Section II of this subdivision. It was agreed
that the park sad playground area should be located in the south
westerly portion of the property. A lenghty discussion was held
on th? prooe~em roa~s ~n Shz~ ~b~ivision. This should be taken
up wi~h th~ ouperin~en~en~ or nmgnways.

Richard Lark, Esq., Stanley Sledjeski, and Alden. Your_g
appeared before the Board. in regard to a parcel of laud
by Leonard C. i~a, Peconic Bay Blvd., Laurel. They presented
a preliminary plan for the snbdivision of this property. The
parcel in question is approximately 400 feet wide and approximately
3340 feet long. It was the opinion that the lenght of the
Property was too much for the width oF the property. The
total area o£ the parcel is 36 acres. A discussion was held
on the layout of this parcel and others that may have the
situation, long and narrow. The applicants were advised to hold
the preliminary plan for the next regular meeting of the Piauning
Board.
A letter was received from the bonding company for the
~oads in Birch Hills, Inc. It was reported that the roads
are imcomplete and unacceptable at this time.
Another discussion was held on ~ong narrow parcels of land
and the propert'~~ way these parcels may be subdivided. Also in
regard to the above mentioned parcel, it was suggested there be
a road to rua paralell to the Long Island Railroad. This was
left open for further discussion.
The meeting was adjourned at !0:!0 PM.
