Main Road~ Southold~. New York, There were present: Messrs: John Wickham~ Chairman; Hen:L'~ Ra~nor~ ~lfred Grebe~ Pramk ~o¥1e. Absent: Henry Moisa Ga=y Olsen~ ;Esq, appeared before 'the Planning Board in reference to' the proposed subdivision of Martin-Weglicki~: located on. north side. of' Peconic 'Bay Blvd, Mr, Olsen requested that the cross r,ad connecting-'to, "La,re1 Park" subdivision be eliminated, Laurel .Park does not'have: 50 ft, Town roa~s~ they- have ~.ivate road which they maintain them selves, Mre:.Weglicki feels that if' he has this connect- ing r. oa~ to this. adjoining subdivision they.~will use it for ingress and egress instead .of their own, The Chairman suggested' that the road not be ,improved or cut through at $outhold Town' ,Plan~,~g Board -2- ,~ November 18, 1969 ~this t/me and be marked "reserved for possible future-~dedication." In reference, to. the park and '~layground area, Mr, Olsen~ informed us that Mr, Weglicki had sold off part of the area originally set aside for this purpose, He-would like to leave the-rema/,ning area as is and create another area, at the northerly ~nd of the_subdivision to make,, up for.' what:was sold off. The Board inspected preliminary map. and discussed the proposed changes, No, action was taken,, decision was reserved until the next meeting so that 4~he Board mn make physical inspection ~f the property. , Mr, Joseph Peters a/c A, Kirchgoessner,, appeared before the Planning Board in reference to proposed, minOr subdivision of property located off' east side of' Camp' Mineola Road~; MattituCk~, N~ The prelim/nary ma~ showed 8 lots. The Chairman informed him that this w~ld have to be a, mai or subdivisi@n.- Mr. Peters. said that one of the lots had an existing dwelling on it, so it would actually be 7' lotso The Chairman told him' that he could in~rease the size of the. lots and make a minor subdivision of % lots instead of 7 but he could not have a minor subdivision of~ 7 lots. Revised preliminary map to-be, made up by Robert Kart DiCk Cron* Esq, presented the Planning 'Board With a prel,iminary map ~or proposed .subdivision to be known as' '"Leeward Acres~'¥ ~wned and develOped by Robert F, Casola~ located at Bay~iew~ $outhold~a Map by Alden Young, 'The Board inspected the map and discussed road lay-out and drainage, 'The Chairman ~as of the opinien'that-the proposed subdivision, contained too many lots~ The Board informed Mr, Cron-~thatthe drainage was inadequate' and suggested, contacting the' Supt. of Highways immediately, An ,inforamI discussion was 1held on the' Semerj~ian ~ange of zone application~ property located at East Marion. The apl~lication has~ not yet been presented to, the Town Boa~'d;~ f~r ~their -accet~cance. The'Board suggested that _he look into, 'the p~SSib- i/2ity of the T$Wn'. Trustees' accepting a quick claim .to.the lost property~ If this can' be done there should be no ,major problem of having the'County' Clerk. amend the map. A letter Was' 'sent to the Map Dept. at the County'Clerk~s Office request&ng the, exact procedure' of fiiing an ~d s=bdivision map. Mr. Ban Smith appe~wed before the ,Planning' B~rd in reference to the minor subdivision of Southold Develsument Corp. Lots, 1.,~2~&3 have ~very good water~ but no water can be se~.ured on the, s~uther/ly end of ~the ,property. Mr. smith asked the Board's opinion' ~n develop- ing l~ts l~2~& 3 and~ marking the southerly end as reserved for possible future devel0pmmnt if wa'ret' ,mains' are ever installed" in the area. No action' was taken~ at this time. Philip' Druhl appeare~ before the Planning Board in reference t~ minor subdivision of his property l~cate~ at west & Lake Drive~. Peconic. He presented ~the Board with a preliminary plan Which showed 3 lots. A 50 ft. right-of~way divided ~the 2 se~utherly lots from' the northerly lot. Mr. D~hl was, undecided as to t~he .n~rther!y lot and the, batan=e of' the n=~therly part of the property. He request~ preliminary approval for the 2 .southerly lots. On 'motion by Mr. Grebe~ seconded by Hr. They found that .most of the property in the area had 'reduced frontage. On-motion by Mr. Wickham~. seconded by Mr, Raynor~ it was RESOLVED that the Sou'thold T$Wn Planning Board grant final approval to the minor subdivision %f Russell Tuthill~ located b~tween '~enter Street and Bungalow Lane~ Mattitu~k, New York~ subject to applicant ,submitting formal &ppli~ation~ filing fee of $40~00 and 2 cOpies of the final map. Vote of the Board:' Ayes:-~Messrs: Wickham~ Raynorm: Grebe~ Coyle. The Planning Board was presented with a preliminary map for proposed minor subdivision of property of EdWin King. Pxperty located on right--of-way off south Side of Main R0ad~ Orient,~, New York, The map showed 4 lots. The applicant~ is the owner of a large parcel of land surrounding this proposed division. The Board felt that they must find ~ut the intentions of the applicant .in regard to his surrounding property .~efore approving or diaapproving this proposal,. The Planning Board was ~resented ~ith a preliminary map for proposed subdivision of Mabelle Dempenwolf~a property located at Horton Road & Bittersweet Lane~ Nassau'' Farms~ CutChogue.~ N,~Y,' The plan showed $ lots~ all co~taining over 20~,000 sq. ft. of area-and a 30 ft, right-of-way with a 100 ft. turn-arOUnd. The Board approves of this plan®, but felt that the 150 ft. turn-ar~ound was n~t necessary. Revised map to be, mad~ up by Van' Tuy! and presented at the. next meeting. The Ptanning Board .was presented with a t~eliminary' plan for proposed~ subdivision of A. DzenkOWski~ property lo~a'ted~.E/$- Rocky' Point~Roa~ East Marion~ N~YJ 'The Plan shewed 22 lots an~ a reserved parcel approx/mately' 310' x 350~. The adjoining aereage is marked Dzenkowski. Before the' Planning Board =an make' ~ a commit they must know what the applicant ~ntends to do with~_the~ a~joining' property. South~ld~ N.Yj The-~lan sh=wed 4 'lots%- but 'they all~ c~ntained less ~an~ 20.000 Sq.. ft. of area~ ~ne. propssed .plan presented at the OctOber ~,~ 19~9 meeting was ~n an ~ld map, Apparently,~ when this property was recently;surveyed it did hot contain~ as ,much area as the applicant thought she'had as shown on th~' old map. The Planning ~Board Will not accept this plan~of 4' lots. Ail ~lots must con'tain~ at least 20,000 sq. ft. of -area.- ~The Chairman suggested making 3' lots. 0ut of it.. A lett~ to be sent ~t~ Mrs-'. Raynor~ it was RESOLVED that the ,next ~egular meeting of the S,uth~ld Town Planning Board will be held at 7:30 P,M.~- Mondaya, De~ember 8~ 19~9~ at the ToWn~ Office~ Main~ Road~ Southol~ New York.
