The Planning Board received letters from the Planning Board~s of the 'Towns of Babylon,, l~%h~tingtor~ Islip and S~ithtewn~ in response to ~our letters of Jul~ 7th requesting information in regard to the allocation of parks and playgrounds or the collection of fees in lieu thereof. The Town of Babylon does not require fees on small develop- ments and the ~les and Regu~ tions for the Subdivision of Land state that "The planning Board shall specify to the extent required, the allocation of playfields,~ parks and other o~ public spaces t/%at may be essential to the property development of the areas or neighborhood-" ~he Town of Huntington states that they generally require cash Which-then c~ ~e used by the Town to acquire land Where it deems iS the best location fora park~ playground or other recreational area. Up to 10% of the land may be designated as a park or recreational area~ if in the Planning Boa~d~'s Opinion it is in the interest of the general public due t~ topog~aphy. historical interes~s~ natural features or unusual conditions~ The ToWn of Huntington has a scale which runs from ~50.00 per lot for 1/3 acre plots to $150.00 for 1 and 2 acre lots and $580.00 per acre for multiple family. The T~wn of Islip requires 3% of the ar~ exclusive of str,e~ ThiS regu/_~ement may be modified by the Planning Board whe=a it is, in the opinion of the Bear.d~ advantageous to ac~cept in lieu of~actual park and playground the equitable sum of $50.00 per building plot for recreational puzposes. The 'Town of Smitht~wn states that our pol~ is pr~isely the same as theirs. If a ceftin subdivision contains 50 lots and the, TOWn ASsessors certify that the a~tual value of ehe~ land at ~t l~cation is $5500 per acre~ the park ~ee2 would than be .determined by multiplying 50/100 times $5500 ~o arrive at ~a fee -of $27~0 for that plat.
