THE RIVKA SCHOENFELD TRUST, Under Agreement Dated November 15, 1995,
C/o Rivka Schoenfeld, 800 Salt Marsh Lane, Peconic, New York 11958
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being its If at Peconic, in the Town of Southold, Suffolk County, New
York, which said land is more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of a 33 feet right of way at a point
where land now or formerly of Ali intersects the northerly side of said right
of way;
RUNNING THENCE South 81 degrees 22 minutes 00 seconds West along the northerly
side of said right of way 151.54 feet to the others land of N. Axien;
RUNNING THENCE North 45 degrees 52 minutes 50 seconds West, along said lands
360.15 feet to the ordinary high water mark of Long Island Sound;
RUNNING THENCE North 70 degrees 45 minutes 20 seconds East along said line
90.90 feet to the southwesterly side of lands now or formerly of Ali;
RUNNING THENCE South 51 degrees 21 minutes 00 seconds East along said land 413
feet to the point or place of BEGINNING.
SAID premises known as 800 Salt Marsh Lane, Peconic, New York and on the
Suffolk County Land and Tax Map as Section 068.00, Block 03.00, Lot 008.002.
BEING the same premises acquired by the party of the first part by deed
recorded in Liber 11879 at Page 127.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the samt first to the payment of the cost of the improvement before using any part of the total of the same for
•-any other purpose.
The tivord "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
