NVickh~e. lm, Cha,irman Henm/ M oisa~ Alfred ,Grebe ~hrv Raynor :Fraflk Co~le MINUTES SOUTHOLD TOWN-PLANNING BOARD May 27~ 1970 A regular meeting of the Southold Town Planning Board was held at 7:30 P.'M*~i, Wednesday, May 27.a 1970, at the Town Office, Main Road, SouthOldr New York. THERE WERE PRESENT: Messrs: John Wickham', Chairman; Henry Moisa~ Vice Chairman; Henry Raynor, Frank Coyle,. Alfred Grebe. Also p~esent: Howard Terry, Building Inspector Mr. Rudolph Koubek appeared before the Planning Boardin reference to his property located at east side of Harbor Lane, Cutchogue, N~'Y~, which he recently purchased from "Sterling Nurseries." It is approximately 3 ½ acres in area. .'The property is boundedeast by Eugenes Creek and west by Harbo~ Lane, and the property is about 200 feet on EugenesC~ek and Harbor Lane,' and the property is about 791 feet deep. The survey~showed a 15 ft. right-of-way running on the northerly, side of the property, Mr. Koubek infozmed the Board that he Wishes~to build a house for ~ Southold Town Plan~'~g Board -2- ~ May 27, 1970 himself on Eugenes Creek and divide the remaining property into building lotS. He asked the Board*'s opinion on a minor subdivision of 4 lots. The Chairman stated that 4 lots is a little question- able, 3 lots would be more likely. Mr. Koubek is to have the property staked out to see just how. close he could place his house to Eugenes Creek. The number Of lots will depend on the buildable area of the lot fronting on EugenesCreek. Fkr. Cutty~ Attorney from the law office of WilliamEssex, appeared before the Planning Board in reference to Fishers Island Development Corp. Mr. Cutty stated that they had hoped to have the maps, surveys, etc. to present to the Planning Board tonight, but they were notready. The Chairman informed him that lot ~ 3 must contain at least 20,000sq. ft. of area, the lot line on lot ~ 5 must be moved southerly, to obtain the minimum area for _lot ~ 3.~ The Chairman stated again that everything on this map with- in t~e'red lines must be shown on the final maps. Mr. Terry ' reported that the Town Board will agree to-takeWhistler Ave. over,, up to the bend in the road at the westerly end. Mr. George Ahlers appeared before the Planning Board in reference to his subdivision known as "Calves Neck"~ located at Southold, N~Y. He requEsted'the Board to waiver the curb- ing on the road leading into Calves Neck~ proposed West Hill Road. The Chairman advised himthat he must get in'touch with the Supt. of HighwayS, as he has last say over this. The Chairman stated that his chances may not be good. The Board discussed the pocket formed on the adjoining property by the dredging of the canal and filling ofthe lots. The Chairman felt that this could be corrected easily and would not be too much of a problem. Mr. Ahlers inquired if he would have to bulkhead the entire length of the property fronting on Jockey'Creek. The Board advised him that it would be wise 2o do so for his own- good. On motion by Mr. Grebe, seconded by Mr.o Raynor, it was RESOLVED that the Southold Town Planning Board recommend to the Southold Town Board an increase in'the salary of Lawrence Tuthill, ToWn'Engineer. He is presently receiving $25.00 for the first 10 acres and $2.00 for each additional acre thereafter. The Planning Board recommends that he receive $40.00 for the first 10 acres and $3.50 for each additional acre thereafter. The Planning Board feels that this would be a reasonable increase due to the fact that under our present requirements · ~ Southold Town Plan~g Board -3- May 27~ 1970 it is now necessary for our engineers to make several inspections. The Board was presented with a preliminary plan for proposed minor subdivision of C~W~' Booth~ property located at Soundview Avenue and Horton's Lane, Southold, N.'Y~ The map showed 5 lots, all containing over 40~000 sq. ft. of area. On motion by Mr. Moisa~. seconded by Mr. Wickham~ it was RESOLVED that the Southold Town Planning Board grant preliminary approval to the proposed, minor subdivision map of C. Wj Booth, property located at $oundview Avenue and Hortons ~ane, Southold, 5~.Y~ Vote of the Board: ~.yes:--Messrs: Wickham, Moisa~ Raynor~ Coyle, Grebe. Richard Lark~ Esq. appeared before the Planning Board in reference to proposed minor subdivision of Richard Babcock, property located at Calves Neck,Road, $outhold, N%Y~~ Mr. Lark presented~the Board with formal appl~tion and 3 copies of final map? On motion by Mr. Raynor~. seconded by Mr. Moisa, it was RESOLVED that the Southold Town Planning Board ~rant final approval to the proposed minor subdivision of Richard Babcock, property located at Calves Neck Road~ $outhold~ Vote of the Board: Ayes:-Messrs: Wickham,, Moisa, Raynor~ Coyle~ Grebe. Mr. Lark informed the Board that he will present change zone application for Gus Shad,. property located at north side of Route 25,~Greenport, New York, to the Town Board at their meeting on June 9~. 1970. On motion by Mr. Moisa~ seconded by Mr. Wickham~ it was RESOLVED that the minutes of the Southold Town Planning Board Southold Town Boar~of Appeals -4- ~ May 27~ 1970 dated May 6~ 1970 be approved as submitted. On motion by Mr. Wickham, seconded byMr. Rap-nor, it was RESOLVED that the next regular meeting of the Southold Town Planning Board be held at 7:30 P.'M., Monday, June 224 1970~ a~t the Town Office, Main Road,~ Southold~ New.~ York.
