WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements erected thereon, situate, lying and
being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto,
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part and Joseph Maybin Gore
Friedrichs as tenants by the entirety by deed, dated July 19,1999 and recorded in the Office of the Suffolk County
Clerk on August 3, 1999 in Libor 11980 page 258, the said Joseph Maybin Gore Friedrichs having predeceased
the party of the first part.
TOGETHER with the a~purtena-~,es and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND Tp,~R~ED the premises herein granted unto the party of the second pert, the heirs or
s. uccessors and assigns 6F, the'party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyanceand will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any pad of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

of a point which in 1942.85 feet due west of another monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS";
THENCE running South 21 degrees 23 minutes 15 seconds East, 142.21 feet to another monument;
THENCE South 67 degrees 26 minutes East, 168.34 feet to a stake;
THENCE North 22 degrees 00 minutes West, 274.00 feet to another monument on the southeasterly line of said Ettrick
Street;
THENCE along said street line South 64 degrees 47 minutes West, 9t .80 feet to another monument;
THENCE still along said street line, South 50 degrees 17 minutes West, 28.11 feet to the point or place of BEGINNING.
