September 3, 1970
A regular meeting of the' Southo!d Town Planning Board was
held at 7:30 P.M.~, Thursday, September 3, 1970, at the Town Office,
Main-Road, Southold,. New York.
There were present: Messrs: John~ Wickham, Chairman; Henry
Moisa',. Vice-Chairman; Henry Ralrnor; Frank' Coyle.
Absent: Mr. Alfred Grebe
Also present: Howard Terry, Building Inspector
The Planning Board discussed again the preposed subdi=ision
of Andrew Dzenkowski, ,property located, at-east side Rocky ~o, int
Road, north and south side of Southern Blvd~ to Cedar Drive~.
East Marion, N~Y. The Board authorized the Chairman to se~d a
letter of transmittal to the Health Dept. recommending approval
on the basis of Southern Blv~ being an existing Town Highway
~ ~: Southold Town Planr~g Board -2- ~eptember 3~ 1970
which makes it impossible to change 'the location of ~the road,
and on the basis of the fact that the application was submitted
before January 1~ 1970.
On motion by Mr. Moisa~. seconded by Mr. Coy!e~ it was
RESOLVED that the Southold Town Planning Board grant
preliminary approval to the proposed subdivision of Andrew
Dzenkowski, property located at east side of Rocky Point
Road, north and south side of Southern Bird. to Cedar Drive~
East,Marion~ New York, as shown on map by Van Tuyl~ dated
July 14~ 1970.
This motion' includes authorization for the Chairman to
send a letter of transmittal to the Health Dept.
Vote of the Board: Ayes:- Messrs: Wickham, Moisa, Raynor,
Coyle.
Mr. Otto Uhl appeared before the Planning Board in reference
to proposed minor subdivision of Cove Beach Estates. The Board
informed Mr. Uhl that the preliminary plan, as submitted at the
September 1st meeting, showing 5 lot's willbe 'unacceptable
because the adjoining property is in .the name of Cove Beach
Estates. The Planning Board will not accept a minor subdivision
when it it part of a large parcel of land. Mr. Uhl is to
transfer the adjoining property from Cove Beach Estates into
a joint tenancy with names of owners to be labeled on map. The
Board advised him~that this would be acceptable but he must
submit a letter of intent staiing that in submitting this minor
subdivision~ he agrees not to request another minor subdivision
on adjoining property in which the principles have an interest,
it will have to be a major subdivision ne~t time.
On motion by'F~r. Wickham,. seconded by Mr. Raynor,~ it was
RESOLVED that the Southold Town Planning Board grant
preliminary approval of the lay-out of minor subdivision of
Cove Beach Estates, as shown onmap dated August 31, 1970,
by Otto Van Tuyl, subject to applicants presenting the Board
with a.letter of intent, as described above.

The Planning Board was presented with preliminary plan for
proposed minor subdiwision of Peter Delynanis, property located
~ - ~ Southold Town Plann~--~g Board -3- ~ ~3tember 3, 1970
at S/S Soundview Ave.~ W/S Birch Road, and E/$ Oakwood Road,
Southold. The map showed 3 lots~ all containing over 12,500
sq. ft. of area. The Planning Board will not accept lots of
12,500 sq. ft. of area in a minor subdivision.
On motion by Mr~ Wickham~ seconded by Mr. Coyle~ it was
RESOLVED that ~the Southold Town Planning Board disapproves
preliminary mapfor minor subdivision of Peter Delynanis, property
located at S/S Soundview Ave., W/S Birch Road~ ~nd E/S Oakwood
Road, $outhold~ New York.
The Planning Board disapproves of this minor subdivision
because of the undersized lots of 12,500 sq. ft.
Vote of the Board: Ayes:- Messrs: Wickh~m~ Moisa, Raynor,
Coyle.
The Planning Board discussed again the request for approval
of division 6f property of George R. Clary,. lot l~ated at north
side Sterling Road, west side of Hortor~dand south side of Lilac
Lane~ Nassau Point, Cutchogue, New York.
On motion by Mr. Raynor, seconded by M_r. Moisa,. it was
RESOLVED that the Southold Town PlanningBoard disapproves
of the division of property of George R.1Clary, lot located at
north side Sterling Road, west side of Horton Road, and south
side of Lilac~ane~ Nassau Point, Cutchogue, NeW York.
The Planning Board disapproves of this division of property
on the basis 'that it will create undersized lots.
Vote of the Board: Ayes:- Messrs: Wickha~, Moisa,. Raynor,
Coyle.
On motion by Mr. Moisa~ seconded by Mr. Wickham~l it was
RESOLVED that the Southold Town Planning Board adopt the
following budget for the fiscal year beginning January 1, 1971:

In reference to "Shorecrest"~ proposed subdivision located
at south side of Middle Road (CR27), Greenport~ New York, the
developer has not submitted the revised maps.
In reference to "Calves Neck"~ proposed subdivision located
at south side of West Hill Road~ Southold, New York~ George Ahle~s
~as informed us thatthe Health Dept. has granted their approval~
final maps are now being made up.
William Baxter~ Jr. is to bring in revised site plan for
proposed "CutchogueShopping Cen~r" to be located at east
side of Grilling Street, Cutchogue, New York~ and also individual
building plans for each sto~eo
In'reference to minor subdivision of Doris Moeller~ located
at east side of Little Neck Road~ Cutchogue, New York~ fee has been
received but final approval is pending submission of extra copies
of map.

Received "subdivision bond status inquiry" from Aetna ins. co.
for "Harbor Lights~ Section I." The bond has expired and the 'roads
have not been completed.
On motion by ~ir. Coyle~ seconded by Mr. Raynora it was
RESOLVED that the Southold Town Planning Board authorize
Chairman John Wickham to take the above matter up with the Town
Board.

The Chairman reported that he has spoken with Lee Koppelman
of the Suffolk County Planning Commission in reference to some
of the points in the Master Plan which ~the Southold-Peconic Civic
Association is questioning~ Mr. Koppelman is to send a letter
covering th~ e points. The Chairman also advised the Board that
the Planning Commission will assist in preparing a folder for our
information meeting whic~will be held on October 2nd.
Received copy of letter which the Health Dept. sent to
Race Point Corp. 1notifying them that they have not. received
a replyfrom them in regard to~the sewerage, collection system,

RESO~VED that thenext regular ~meeting of the $outhold
~Town Planning Board will be held at 7:30 PJM~, Tuesday,
September 29~ 1970~ at the Town Office~ Main Road~ Southold,
New York.
