Wednesday~4. March 114 1970, at the Town Office~ Main Road, Sout/~old4. New York. There were present: Messrs: John Wickham4: Chairman; Henry Moisa~ Vice-Chairman; Henry Raynor. Absent: Messrs: Frank Coyly.,. Alfred Grebe. Also present: Ho~ard Terry, Building Inspector Richard Lark,~ Esq, presented the Planning Board with formal application,, fee of $30.4. and three (3) copies of final map for minor subdivision of. Tydfil Kent Schelin (formerly Jennie Lester)4 property located at north Side of Westphalia Roa~4~ Mattituck,. On motion by Mr. Raynor~ seconded by Mr. Moisa, it was Southold Town Platting Board -2- -- March 11~ 1970 RESOLVED that the Southold Town Planning Board grant final approval to the minor subdivision of Tydfil Kent Schelin (formerly Jennie Lester),~prop~rtylocated at north side of Westphalia R,ad~ Mattituck, New 'York, ~e Chairman signed final maps. Vote of the Board: Ayes:-- Messrs: Wickham~, ~oisa~ Raynor. Richard Lark~ Esq. presented the Planning Board with a preliminary plan for proposed minor subdivision of Richard Babcock~ property located at west side'of Calves Neck Roa~,~ Southold~, N,-Y.-,(formerly Judge B. Hill property)i. The map showed a parcel of land of approximately 4 acres, divided into 3 lots~ A, B~ & C~ ali lots contained considerably over 20~000sq. feet of area. Mr. Lark requested the Board's opinion of the division as presented~ and asked the Board for any other possible suggestions for the division of this property that ~they might have.- There is an existing house, barns and cottage on this propertywhich poses a problem. the Board disapproved of the division as presented because one of the loss contained 2½ acres. They suggested that this parcel be divided into 4 lOts~ so as to prevent any future p~oblems with re-division that might arise if it were onl~3 lots. Map to be revised~ as outlined by the Boar~ and presented at the next meeting. Richard Lark~ Esq. appeared before the Board in reference to property of MaryZeneski, ioc'~ted at east side of Little Neck Roa~ Cutchogue~ N.Y~' He requested permission to~re- locate the 50ft. right-of-way,a now running between lots 6 & 7~ at the southwesterly end of the property. The Board suggested pushing lot 7 northerly, so that it will be adjacent to lot 6~ and~re-locating the right-of-way at the south end of lot'7 (adjacent to land o$ Kujawski)~~ The right-of~way',asre--located must run the entire ~ength of the property to the easterly property line and should be designated as "reserved for possible future dedication for highway purposes." Map to be amended and presented at the next meeting. Richard Lark~ Esq. presented to the B,ard~ for their inspection an artists rendering of a plan for possible future development of the Brecknock Hall property,& owned by Gus Shad~ located at the north side of Route 253 Greenport~ New-York. The parcel ~contains approximate- 17 145'acres of land. all of w%ich is zoned "A" Residential and Southold Town ,Plan~ng Board --3-- March iR, 1978 Agricultural. The plan would call for zonechanges from Residential to light business~ apartments~, and building lots~ There are.'water mains for public water on the North Road directly in front of the property, and it wouldbe possible to connectto public sewerage. The Board discussed the lay-out of the plan at some length with Mr. Lark, and offered some suggestions for-revisions. Plan to be revised and presented at a later date. Mr, Lark requested the Board to make an inquiry to the N~Y.$, Dept. of-Transportation in reference to-any plans they-may~have for the widening orimprovement of Route 25 in this area. The Planning Board Was presented with a bond estimate in the amount of $23,000., prepared byLarrYTuthill~Construc~ion~,Engineer, for the,completion of roads and other improvements in the subdivision to be'i~known as 'Shipule Properties"~ located at'east sideof North Road to Bayview, S°uthold, New York. On motion by Mr. wickham, seconded by Mr. Ra!rnor, it was RESOL7JED that the Southotd TOW~lplaD/ling Board recommend to the Southold TownBoard a performance bond in the amountof $23,000. as prepared by Lawrence Tuthill, Construction. Engineer~ for the completion ofroads and other improvements in thesubdivision to be known as 'Shipule~ properties"~ located at east side'of North Road to Bayview, Southold, New Y°rk. Vote of the Board: Ayes:- Messrs: Wickham, Moisa, Raynor. Mr.. Robert Douglass appeared before the Planning Board informally to check on the length oftime in~ which-he has to complete the roads in his subdivision 'WillowT~r~ce"m Sec. I~ located offsouth side of King Street~ orient, N,Y~ He informed us that~Van Tuyl is going to startsurveying the rOads-and he just-wanted to make sure thabhis approval was still good, The Board informed .Mrl Douglass that he has 3 years~ from the,date ofapproval~JUne 9~ 1969~ in which to complete the roads inhis subdivision~ Mr~ Douglass inquired about the test_.holes which he had made on June 6~ 1969. The Chairm~n suggestedthat he take the map to the County Board of Health and ask them to consider the ~riginal test-holes. The~Planning Board was presented with a revised map for division of~rgpertyowned by Henry John,Pavlak,, Grand Avenue, Mattituck,~ N~Y~ The map showed 2 lots, the'easterlyTot with a frontage of 100ft.~ and the westerly lot with a frontage of Southold Town Plan~g Board --4 March 11, 1970 128.12 ft. as suggested by the Board at the last. meeting. On motion by blt. Moisa, seconded by Mr' Ra~ynor, it was RESOLVRD that the $outhold TownPlanning Board grant approval to the divisionof propert~ owned by Henry John Pavlak~-located at Grand Avenue~ Mattituck, NEY, S. as shown on survey dated March 5, 1970~ by Van Tuyl & Son. Vote of the Board: Ayes:-- Messrs: Wickham, Moisa, Raynor Letter was received fromthe Sterling Cemetery Association in answer to our inquiry of February 26, 1970~requesting their .opinion on the applicationreCeived for proposed change of zone from-'A= Ressidential and Agricultural District to ~M" Multiple Residence District on property located at'south side of Main Road, west side of Manhanset~Avenue~ north side of Champlin Place, ownedby~Wm. Pollert & others. The Sterling Cemetery Association advised the Planning Board thattheyhave no objections to a hotel or motel operation~ but they do not thinkthey would approve of a trailer park or'touristcamp. The planning Board postponed making a recoAm~endation to the Town Board on this-propo.sed change of zone:, due to the fact that'the local representative for the Greenport area, FrankCoyle, was absent from the meeting. Correspondence was received from the International Fidelity Insurance c~mpany requesting a progress reporton the construction of the road to be known as =Corey Creek Lane" in the subdivision CoreyCreek Estttes, located off west side of.Ba~veiw. Road, $outhold~ ~ew York. Howard Terry, Building Inspector~ to complete the form and return it to them stating that the road has not been completed, applicationfor an extension of time has not been received~, and bond will be in default on June 22, 1970. Letter received from the North Fork Taxpayers Association acknowledging.the p%anning Bo'ard's confirmation to attend their meeting at 8:00P~., wednesday~ March 18~. 1970 at-the $outhold High School~ Hen~ Raynor'presented theBoard with ~ tenative list of topicswhich could be discussed by them at the meeting. . $outhold Town plarn~=ng Board -5-- ~-~ March 11, 1970 On motion-by Mr..
