}~. Grebe, seconded by ~. Moisa and carried, were approved as
corrected.
At the invitation of the Plam~ning Board, ~. Robert Tas~r,
Town Attorney~ appeared at t his meeting to discuss the matter of
enf~cement of b~gh~my regulations where a development is not,a
filed subdivision, or ~ere the' roads az~e not dedicated to the
To%m; as well as giving the Beard advice as to the Recommended
R'~es m~d Regulations for the Sufudivision of ~and and otn~=

to impose certain rules and regulations or certain~e~_ otr-ctmons,~ '
even though the roads are not being de~lca~ed, it ~ ~reason-
able ~o expect a developer to dedicate or give ]~ -
_~nd rur~uing dow~
to the water to the To~,~n~ but the Platting Board may require parks
be set apart on the water for a recreational area~ as provided in
the State Law. This would ~ovide long range plarnaing and preserve
the health~ safety s=ud welfare of the To~m~
In the discussion particular reference was made to the sub-
division of ~ ~
Or~ent-By-The-oea~
The Board considered the possibility of revising the Recommended
Rules ~ad Regulations for the Subdivision of Land~ and include there-
in the highway specifications and other working regulations of the
Planning Board. It was firmly decided that a revision wou~d be in
order and a public hearing would be held in the near future, after
w~hich the Rules and Regulations wou~d be subject to approval of the
Tov~ Board.
The drainage problems of subdivisions (Orient-By-The-Sea in
particular) were discussed.
One of the main thoughts of the Piar_uing Board is that there
should be an additional road the length of the Island to Orient, in
keeping with future planning.
The general outline for deve!opment~ which is as foilows~ was
discussed ~th ~. Tasker:
Place of ~grmcui~ure in the To~m.
~intenance of the natural beauty of the Town.
Means of access~ with particular reference to
all types of ~ighway networks and highspeed
contacts ~
~_~h New Yo~k City.
Development of the water front.
Development of business and industry.
F~. Tasker stated that these items would be a good preamble
to the proposed revised r~es and reg~!ations.
Me~bers of the Planning Board were given copies of the
Recommended R~es and Regulations for the Subdivision of Land~
and High~.~y Specifications to take home and make suggestions for
their revision to be discussed at the next meeting of ~e Board.
}@. Tasker agreed to be oresent at that time to aid the Board
the revision. -
It was decided that a letter should be forwarded to ~e
Planning Boards of the other To~ns in Suffolk Co~ty requesting
Southold To~_ Planning Board
J-one 23 ~ 19~9
that they furnish this Board with a copy of their Rules and
Regulations for the subdivision of land~ (filing maps~ etc.%
and a copy of ~ other working r~es and regulation~ which those
Pla~uing Boards operate under.
1@. Tasker brought up the matter of the Piarming Board having
t~rge sc~le zoning maps of particular areas which would be used ~s
auxiliary maps to the main zoning map. M~. Van Tuyl stated that
600 feet to the inch would be about the best size for the Planning
Board to work with~ and upon request stated he would bring estimates
of the cost to have the maps made to the next meeting.
The next meeting of the Southoid Town Planning Board will be
held 7:30 P.M.~ Wednesday, July 8~ 19~9 at the To~,m Clerk's Offi~

The petition of Dsnte Ao Lorti~ 70 Grand Avenue~ Engelwood~
New Jersey~ for a cha~age of zone from'~" Residential-Agric~lt~ral

real property situated at ~New Suffolk~ New York~ and bo~aded north
by l~ad of R., Walty,~ east oy Second Street~ south by Main ~tree, q ~,~
ard k~s~, by land of Lecbnn~uski.
M~. Terry reported that he had accompanied Mr. Young and M~.
Moisa on a visit to the property.
Upon motion of Mw. Moisa~ seconded by ~r. Yotu~ and unanimously
carried~ ~ was
R~0L\~ED~ that the Planning Board recommend to the To~a~ Board
that the change ~ zone be made on the entire block on the To~
Board's o%m motion.
Members of the Planning Board have vms_tem the property and
find that a block is approximately 1/3 bus,ess now mud as adjacent
to another "B" Business block~ would seem reasonable that this
block be made "B~ Business°
There are a total of five property o~ers in the biock~ includ-
ing Dan~e Lorti. J. Malinowski is already business~ R. Walty has
been contacted and appr&ves of the change. The Board has been unable
to reach Aponic a~nd T~ Lechmanski~ b-mt Aponic already conducts a
party boat business and we feel that this whole block would be more
logically zoned as "B~ Business district.
i@~ Van Tuyl spoke to the Board relative to the new exoansion
route of the proposed Expressway from the ~outhold~ To~m lin$ through
Mattituck.
~.M. Alfred Grebe stated that the Fishers Is!s~ud Civic Assoc-
